Case Study 1

3-Sided Extension (Front & Both Sides) + 2nd Floor Loft Conversion

This was both an immensely challenging and hugely satisfying project involving the removal of existing single storey front and side extensions + garage walls before wrapping three sides of the remaining structure in a substantial 2-storey construction, incl second floor attic rooms added across both the existing and new elements of the property, utilising a mix of manufactured trusses and traditional cut-roofing.

The project involved working closely with our Structural Engineer and Building Control to agree optimum solutions for the complex support structure required as a result of extensively opening-up existing rooms / external walls, along with holding up what remained of the original roof (only a previous rear extension comprising of existing kitchen and master bedroom above were spared any alterations).

Works also included the construction of two open fire chimneys new central heating and a megaflo hot water storage system incorporating solar heating panels, plus supply and fit of a new family bathroom, two en-suite shower rooms and all of the internal decorations.

Externally the property was finished off by adding an attractive porch and remodelling the driveway and front lawn. The end result; a stunning looking 5+2 bedroom / 4 bathroom house that from the front and sides looks like a brand new property.

Case Study 2

Rear Lounge Extension and Front Porch / WC

One of our smaller, but more unusual, projects on a hundred year old terraced house that required a careful choice of materials and external styling to stay in keeping with the original building and it's surroundings.

Due to there being no direct access to the rear of the property we opted to seal-up and secure / segregate the room being extended from the remainder of the living space so that front and rear walls could be opened-up to provide the required access for a rear extension through the house instead. As the adjoining attached property was stepped-up on a higher level, and having only a simple brick founding, a reinforced concrete retaining structure cantilevered off deep strip footings had to be formed incorporating waterproofed tanking from which the new brick walls could then be built. With there also being limited access to the front communal lawn all excavations, concreting and construction works had to be undertaken by hand, with only small plant to assist and materials /waste being craned in / out over the front boundary hedge.

Other works included a front porch incorporating a wc to one side, plus reforming an original corner chimney & fireplace into a conventional centre breast in the extended lounge.

The property was finished off with a discreet decking footway between new and existing French doors at the rear and a weathered stone pathway edged with a timber sleeper retaining wall at the front.
