We are a family run Building & Project Management Service called A4 KerbAppeal, based locally in Grosvenor Road, Caversham, Reading.  My firm specialise in efficient and surprisingly affordable building and renovation work, mainly to period buildings, in the Reading and Henley-on-Thames areas.
I have been developing property in and around Reading for twenty years, and make full use of my experience to offer a truly economical project managed service that will cost you less than any other form of construction.
If you have not yet applied for planning permission, I can offer a full planning and building control application service, including all required drawings and drafts, and engineering drawings and calculations if required, from £850 + VAT.
My firm’s services differ starkly when compared to a ‘builder’. A builder will look to maximise income from work wherever possible (usually in the form of  ‘extras’).

A4 KerbAppeal has the opposite remit; to complete projects for the least possible spend for a pre-agreed (fixed) management fee.

I provide a comprehensive estimate and plan of the proposed works, detailing costs, build duration, cash-flow and target dates, so you’ll have an in depth understanding of your project before you start.

With the exception of a booking deposit, all monies are paid in arrears, not in advance.
As your project manager, I will control and oversee every detail of your building work from ordering materials to instructing trades, and checking/approving their work.

As an A4 KerbAppeal customer, you'll be entitled to our discounts (10-73%) on our many merchant accounts, and access to trade labour rates.  This means you’ll pay much less for materials and labour used in your project.

Each week we will submit site accounts in the form a ‘Progressive Cost Record’ detailing the origin, date, content and amount of every invoice, so you can check progress week by week.

A standard building quote will always include over-estimates and contingency sums to absorb unplanned construction costs or other risk factors. Therefore, customers pay for these, regardless of whether they occur or not. With our unique project management agreement, a customers can elect to retain liability for risks, and only pay those unplanned costs that do occur-a significant saving even before work begins.

We can be contacted seven days a week by email, fax, mobile and phone, and always return calls or emails – and you’ll enjoy just one point of contact for anything relating to your build project.

Our Project Managing service delivers significant cost savings when compared to a fixed construction quote for four principal reasons; (A) KerbAppeal charge VAT on management invoices only, not the overall cost of works.  This saves thousands of pounds on an average project.  The bigger the project, the greater the saving. (B) This firm’s exposure to risk is greatly reduced-so our customers benefit from lower build costs and reduced fees. (C) Whilst paying VAT on materials and some services is unavoidable, we make use of local tradesmen who are not VAT registered, as a company policy; reducing costs further.  (D) Goods and materials are purchased from over 20 trade accounts this firm maintains; so our customers benefit from the same healthy discounts, driving costs down further.
The efficiencies of a managed construction project will ensure your work is completed at trade cost, plus a fixed management fee - it’s as simple as that.
