Situated in trinity, Edinburgh the difficulty is always going to be parking. Especially as this property is nestled at the end of a narrow street with cars parked bumper to bumper on each side of the pavement. However, with lots of time and organisation we managed to get skips near enough that we could deal with the large amount of waste quickly. We installed a large corner kitchen into the old kitchen room space. With a large separate lounge and two generous double bedrooms, this property suited a large bath and shower area well. It was finished with grey metro tiled brick. The old hot water tank system was removed and replaced with a modern combi boiler and a full central heating system. This took around 5-6 weeks from start to finish.

A delightfully bright 1 bed property that was changed to a 2 bed. The kitchen was moved to lounge recess. We had to take some space from the old kitchen recess too, however, we still had some room for a master bedroom wardrobe. This was a slight change from the usual design brief with a more homely effect desired. We incorporated this with using rustic wood finishes while up keeping the modern speck. The old shower room was poorly designed and in dire need of demolition. We installed a large walk in shower area with glass surround, modern vanity cabinet and toilet with fully tiled area. This took around 8-9 weeks from start to completion.

The property was finished with all ceilings painted white, an off-white emulsion for the walls and satin white for the woodwork and room bordering. This took 8 weeks from start to finish.

This had many challenges as the bathroom was split into a private ensuite bath with nothing else and a large WC off the hall. As we removed the wall, we quickly figured out that the supporting wall was taken down years prior to this and moved slightly into bedroom to make the bathroom larger. This is very odd as it’s a monumental job to restructure a middle floor tenement just for an extra foot to the bathroom. However, this was the case and the supporting column for the bathroom and ceiling is now near enough in the centre of the bathroom. Making it tricky to design the layout. The best way around this was to open the full bathroom up and design a wet room so no enclosure was needed. Now there is an open walkway to the back of the room, were new shower space is fitted. The client was very pleased with the result. The theme was of course white and black. Or was it black and white. This gave us creative freedom to supply and install the unique recess kitchen you see now. The old window seat was removed to give client a dining table they desired.
