New Project

Situated in trinity, Edinburgh the difficulty is always going to be parking. Especially as this property is nestled at the end of a narrow street with cars parked bumper to bumper on each side of the pavement. However, with lots of time and organisation we managed to get skips near enough that we could deal with the large amount of waste quickly. We installed a large corner kitchen into the old kitchen room space. With a large separate lounge and two generous double bedrooms, this property suited a large bath and shower area well. It was finished with grey metro tiled brick. The old hot water tank system was removed and replaced with a modern combi boiler and a full central heating system. This took around 5-6 weeks from start to finish.

New Project

A delightfully bright 1 bed property that was changed to a 2 bed. The kitchen was moved to lounge recess. We had to take some space from the old kitchen recess too, however, we still had some room for a master bedroom wardrobe. This was a slight change from the usual design brief with a more homely effect desired. We incorporated this with using rustic wood finishes while up keeping the modern speck. The old shower room was poorly designed and in dire need of demolition. We installed a large walk in shower area with glass surround, modern vanity cabinet and toilet with fully tiled area. This took around 8-9 weeks from start to completion.

Flat Conversion

This project was conversion of a two bedroom to a three-bedroom flat with an open kitchen and lounge. We installed a full gas central heating system, demolished the wall between diner and lounge to install the kitchen. A U-shaped Kungsbacka Black kitchen designed and installed. Then we removed the old kitchen and placed a 3rd bedroom. We reconfigured layout of the bathroom and installed a full new metro brick tiled suite. The floors were fitted with a grey oak effect laminate throughout the hallway, kitchen and lounge. All 3 bedrooms have been carpeted. The property was finished with all ceilings painted white, an off-white emulsion for the walls and satin white for the woodwork and room bordering. This took 8 weeks from start to finish.

Thornwood

This property may have been a 1-bedroom tenement, but it was always a recess kitchen and the layout were narrowed to incorporate an integrated room or a second bed of any kind. However, it is a generous 1 bed with a large wet room now thanks to Fine Detail. This had many challenges as the bathroom was split into a private ensuite bath with nothing else and a large WC off the hall. As we removed the wall, we quickly figured out that the supporting wall was taken down years prior to this and moved slightly into bedroom to make the bathroom larger. This is very odd as it’s a monumental job to restructure a middle floor tenement just for an extra foot to the bathroom. However, this was the case and the supporting column for the bathroom and ceiling is now near enough in the centre of the bathroom. Making it tricky to design the layout. The best way around this was to open the full bathroom up and design a wet room so no enclosure was needed. Now there is an open walkway to the back of the room, were new shower space is fitted. The client was very pleased with the result. The theme was of course white and black. Or was it black and white. This gave us creative freedom to supply and install the unique recess kitchen you see now. The old window seat was removed to give client a dining table they desired. The property was finished in 6-7 weeks.

This property was purchased by an investor client that wanted the highest possible rental and yield value. The property was kept the same shape with a full new integrated kitchen installed. Bathroom layout has been changed and replaced with large walk in shower. Showers are easier to manage in the long term than baths and more suited to the fast pace of the inner-city professional client. Lounge, kitchen and hallway floors were all covered in grey oak effect laminate and bedrooms were carpeted. This property was started, finished and rented all within 4 weeks.

DUDLEY DRIVE

This was a one to two-bedroom conversion. The full property layout has been re-configured. Bathroom was positioned to the centre of the property and kitchen was moved to the old bathroom space, sharing the lounge wall. We cut 2-3-meter opening to join the lounge and new kitchen area. This had its challenges four stories high in solid brick walled tenement. The old kitchen space had two small brick wall rooms removed from it to make a large master bedroom with built in mirrored wardrobes. The property was fully re-wired with all electrical equipment, updated to current standards. The old iron framed windows were beautiful but not fit for purpose, letting a large amount of heat escaping. New PVC windows were custom made and installed. They are matching the old window shape to keep as much character as possible. Full gas central heating system was installed with mains powered shower. The bathroom was finished in a polished grey rectangular tile, floating sink cabinet and floating toilet. All hatches were disguised and hidden behind tiles that pop out to allow access. From the demolition to finish it took around 14 weeks. This client added a whopping £70,000.00 to their home report.
