This is an open-plan space that spans across the rear of the house, with a dinning area, work area and a kitchen at the back.
There are Velux windows to bring natural light into the extension, plus glazed double doors to the rear with matching windows and now connect the internal area to the tiered garden, improving access to the outside space.
‘As well as installing rooflights, we used reflective materials to maximise the daylight, which is important to the feel of the extended ground-floor space. While most of the ground floor is now open-plan, a separate work area, receives natural daylight and is still connected to the open space allowing for a great family area.’

We were asked construct a rear single story extension with matching slate and Velux windows.
Internal walls were removed and beams installed to open up the living space. A wet under floor heating system and boiler was installed to provide heat to the new space. A new kitchen, appliances and existing furniture were fitted.
Triple glazed doors and windows were installed along with Velux roof lights to allow plenty of natural light. Brick slips were fitted below the window to match the brick work and brick setts were laid to create a patio, steps and seating area, all to the clients own design.
A complete re roof and rendering finished the exterior. Read less

We were asked to renovate this property as it was in need of updating. The property was stripped out and was fully rewired, a new consumer unit was installed. Plaster in most rooms was taken back to brick and injection damping was installed before re plastering all rooms. A new boiler and heating system was installed with Acova radiators.
The kitchen units and appliances were installed and the chimney was opened up to house the free standing cooker. Brick slips and a timber lintel were added to create more space and a warm look. Light quarry tiles and grey grouting were fitted.
A wood burning stove and flue liner were installed to the lounge.
When converting the loft, the staircase was fitted from the front bedroom and kited into the next bedroom allowing more floor space in the loft. Cupboards were fitted into the eves space to maximise the space. An en suite was also fitted.
Our client as usual was delighted with the standard of finish to all our works. Read less

Excavations and structural underpinning were required to achieve a full height space to the full foot print of the property.
A full drainage and tanking system was installed. The basement was heated with a full wet under floor heating system and new boiler. A staircase with glass panel and lighting was also installed.
A light well to the front of the property gave natural light and a fire escape to the bedroom, whilst the rear was fitted with a conservatory off the lounge with access into the garden.
A small kitchen and shower room were installed giving the clients options to rent as a separate living space. Read less

We were asked to construct multiple single and double storey extensions.

Numerous steel beams were required to create a large open plan ground floor Kitchen /diner area. All steels were cut in, fabricated and levelled to the existing timber floor.
Numerous extensions to the existing roof were made and Grampion roof tiles were fitted.
Velux windows gave plenty of natural light and bi-folding doors were installed to open up the rear wall and connect to the garden. The rear of the house was opened up and worked exactly as the client had wished for. New bedrooms and a en-suite were gained on the first floor. Read less

We were asked to convert a single garage to a utility room with access from the Kitchen/diner and a shower room with access from the hall.
The existing concrete floor was replaced, a damp proof course was advised, insulation added to achieve the required U-value. Brick work and rendering were applied to match the existing finish.
Fitted units and work top were used to create a clean looking, minimal utility room and a modern tile design gave a great look to the shower room.
Careful consideration and setting out of this small garage space, resulted in both these rooms working perfectly. Read less

The proportions

‘The key issue when designing a single-storey extension is to get the form of the building right, ensuring the shape and size – particularly the design of the roof – works in sympathy and proportion to your existing property.’
The footprint
‘While usually determined by the space required within the property, the footprint is defined by factors such as the proximity to neighbouring boundaries, the position of existing windows, and its orientation towards light, views and garden area. Planning constraints will also be a factor, although many smaller single-storey extensions will fall within the criteria for permitted development, and so will not need a planning application. It is essential at this stage to consider the roof design – in particular, the height of the ridge and the impact on existing first-floor windows.’
The roof
‘A smaller, narrower extension can usually be covered by a mono or duo pitched roof, however, the spans that can be achieved are very limited. A very low roof pitch may be an option, but this may not work aesthetically and could cause problems when obtaining planning permission. Intersecting pitched roofs can work, but often a flat roof is the only solution for a larger extension.
‘In this instance, there are only a few design styles that really work, and the choice is between a contemporary flat-roofed “box”, usually featuring a lot of glass, an orangery-style extension, or a more traditional conservatory. Another option is a parapet roof – this has an area of pitched roof around the eaves, which conceals a flat roof over the extension and gives the appearance of a traditional pitched roof.’
Doors and windows
‘There are few constraints on the position of doors and windows, unless they will impact directly on neighbouring boundaries. Their size, style and position should be determined by the extension’s architectural style – this being one of the most important defining features. The opportunity to bring light in from above the single-storey extension, such as with rooflights, should not be ignored.’
The materials
‘Matching existing and new materials so they join seamlessly is often desirable, but is very difficult to get right. Choosing contrasting but complementary materials can work equally well, and is often a much easier alternative.’
Single storey extension case study
David Mah explains how the brief was achieved: ‘The owners asked us to turn the small existing kitchen area into a space where they could cook and still feel connected to family life. With this in mind, we created a rear extension that mimics the proportions of the original property and measures 8 metres in width. It forms an open-plan space that spans across the rear of the house, with a dinning area, work area and a kitchen at the back. There are Velux windows to bring natural light into the extension, plus glazed double doors to the rear with matching windows and now connect the internal area to the tiered garden, improving access to the outside space.

We were introduced to David and his company, Greentherm Developments through a friend who had previously enlisted their services and they came highly recommended. In the last two months Greentherm converted our garage into a utility room and a shower room, which were both delivered to the highest of standards. David and his team have proven to be a trustworthy company with excellent work ethics. Throughout the project, David was very considerate and always ensured we were given the space and convenience that we required. He was also helpful in giving advice and suggestions, even when it was outside the scope of our original agreement. As a team they were polite, friendly and respectful. Importantly they always kept the work area neat and clean at the end of the day. David was also thoughtful in managing the work such that it did not affect our neighbours. In conclusion David and his team have proven themselves to be excellent builders and with his Knowledge and management skills, I would definitely use their services again and would highly recommend them for their efforts.

I recently engaged David and his team to fit a new kitchen, with new appliances, flooring etc. This was the second time I had asked David to carry out work, previously it had been a bathroom at my last property, I was highly satisfied with his workmanship and the clean efficient way he and his team carried out the work, I never had to call him back as all worked well for the rest of the time we lived there. I had no hesitation in asking him to complete the kitchen at our new home. They carried out the task to our full satisfaction showing flexibility, good problem solving and alternative ideas to suit our needs. His team were trustworthy, polite, respectful and always cleaned up . In due course I shall be asking him to carry out other projects.

I found Greentherm Developments on the FMB website and have been more than happy that I made the choice to employ them for my house extension.
