Refurbishment of exterior. Spliced in new oak timber, lime plaster repairs and painted structure with a breathable paint.
Removal of loose flint, brickwork and foliage and then carrying out sympathetic lime mortar repairs to stabilise the ruins.
- Converted existing loft space into a luxury wet room/bathroom. - Refurbished existing loft room into a bedroom and living space.
- Refurbished entire top floor of residential home. Removed false ceilings in bedroom to expose existing oak beams, insulated with wood wool boards between the beams, applied hemp plaster and painted with a breathable paint. - Also replaced rotten roof joists and re-roofed with old peg tiles.
Carried out specialist lime works to lath and plaster ceilings and walls and specialist timber/roof works to existing structure. Removed concrete floors and laid a breathable lime screed floor with under-floor heating. Insulated existing timber frame walls with wood wool boards and hemp plaster. Carried out specialist lime re-pointing to existing flint and brickwork.
- Complete restoration to front façade of the property, replacement of blown/ spalled bricks, cleaning of brickwork and tuck-pointing.- Won the Trevelyan Award for the Best Restoration Works of 2016 from St. Albans Civic Society
Modernising a period property.
- Refurbishment of entire listed property, including building a new roof using as many saved materials as possible, steel works to support the floor, lime plastering to the internal walls, replacement of lath and plaster walls and ceilings, and decoration of the internal building using breathable paints.During this project Point Builders worked closely with the local conservation officer and an archaeologist.
