The client had a conservatory on the rear of the property and had a dividing wall with door and window. The conservatory was removed and a single story 4 x 4.1 extension was built complete with roof lantern and panoramic doors to the side. The dividing wall was removed to make the area one large open space that also encorporated the kitchen and dining area. The wall area has x3 single panel panes of glass to allow in more light and give a view out into the garden.

The installation of block paving and decking was very challenging in this particular project. The rear elevation dropped by 2 metres so a substantial framework needed to be built out of joists to create a firm base for the decking. To support the frame we needed to construct concrete foundation pads with brick built pillers in order to rest the 8 x 2 joists in order to create the framework.
The customer had just purchased the property and it was discovered that the conservatory was built onto substandard footings therefore this needed to be removed.
The block paved area was originally paving slabs, these were removed as well as the conservatory, this allowed access to the rear and the earth moving equipment was able to dig out the pad ready for the block paving.
All of the materials needed to be brought through to the rear, and a patio of appox 9 metres was laid.
The decked area was laid using treated decking and this covered an area of 9 metres, and a fence was erected around the whole of the perimiter.

This particular Kitchen required several changes to the layout. The clients requested the possibility of moving the kitchen sink to the other side of the room.
This was achieved by re routing the cold water feed to the stop cock that came into the property. This involved lifting up the concrete floor, locating the blue alcothene pipe and stopcock and reconnecting to the water supply.
The original kitchen window was then made lower as the clients requested a more open aspect to the rear garden.
Following the strip out of the kitchen a new electrical rewire was installed to the kitchen area to accomodate the lighting features for the kitchen. The whole room was then replastered and kitchen was installed.
The clients opted for a high gloss white door with chrome handles, and the worktops were a beige Granite. The clients chose tiles to the cooking are as well as around the worktops as an upstand.
Following the kitchen installation the clients chose to have ourselves carry out main bathroom installation, full en suite installation and the downstairs cloakroom installed.

With this project we had to remove the planted area, Front coping stones and wall and paving slabs to the path.
We started the re construction by installing a concrete path ready for tiling and using Black and White tiles we created a traditional look to the front of the property. We Then removed all of the planted area and installed weed supressing membrain and installed plumb slate with a rope edging stone. We also reclaimed all of the bricks from the wall and rebuilt then re instated the existing coping stones to complete.

The property needed damp proofing to the exterior wall, and a new floor was installed and self levelled ready for the floor tiles.

To rectify this issue we had to remove the full bathroom and excavate the concrete floor to access the underground drainage pipes and carryout repairs prior to rebuilding the full bathroom to include all tiling to walls and floor and installing a new toilet, shower and vanity unit with sink. On further investigation in the Kitchen it was found that damp was present in the walls as this had previously been a garage conversion. As a starting point this issue needed to be resolved and the client having made the decision to have a new kitchen fitted it was fully stripped back to bare brick and all of the ceilings taken down to access the plumbing and electrics which was lucky as it all required replacing along with a new distribution board. New Damp proof course was installed and the walls treated with a tanking system prior to a full rebuild. The Kitchen was then designed by myself on our computer package and electrical work was carried out to accommodate new lighting scheme and electrics for appliances etc.

The Garage conversion is now the new Kitchen, the old kitchen has been converted into a large Dining room where we removed the rear window and installed French doors. Two walls were removed and lintols installed. Electrical rewire to all of the converted areas. Removal of the existing garage door and a new window fitted with the associated brickwork to match existing. A cupboard was created to house the washing machine, tumble dryer and Combi boiler. Original side door was bricked up and a downstairs toilet area was created. All associated joinery was carried out, Skirtings, Backmouldings, Doors etc.
Kitchen was Acrylic Anthracite doors and drawers with Black Sparkle Quartz with a white ceramic sink. Plinth Lighting, Laminate floor throughout the whole ground floor and more.
Again all work was carried out under Building Control.

The Extension also benefitted from the installation of Velux windows in the vaulted ceiling to allow more light into the room. The Extension was challenging given that access to the rear of the property was none existent and the only way to get digging equipment, waste removal equipment and materials to the rear of the property was to remove the front window and wall, remove the rear window and wall and drive through the house. All materials were brought into the property this way and once the extension was completed we simply reinstated the brickwork and blockwork and installed new windows and doors to complete.
Full Electrical rewire was carried out in the property because there were so many areas where sockets, switches and lighting positions were being moved that it was sensible at that stage to upgrade the whole system and future proof it for the customer.
Combi heating system was also installed with new radiators and pipework, once again because of all of the other works being carried out it made sence and again future proofed the system for the customer.
The ground floor had the majority of the renovation including, walls and windows removed and lintols installed where required. Plastering of the whole ground floor to include all walls and ceilings, plastering to the Bedrooms and Bathroom were also carried out as required.
