A very good listening ear but also someone that will tell you if your idea is not good as he has so much experience with so many projects! I know he is unusually good at his job and superior to so many others because he was one of 8 different builders I had quote for me some even sent by insurers some found from friend's recommendations. I hired Smiley Building Services for the renovation of my 3 bedroom Victorian house in South London and I am thrilled with the work they have done. The project was large and included structural work, the installation of a brand new kitchen and two bathrooms as well as electrical work, plumbing, some carpentry work, plastering plus general decoration. I searched for a while before I found the right team but I really liked Smiley's 'can-do' attitude and reasonable quote. He and his team worked very hard to get the job done in 4 months and battled some horrible weather conditions. Smiley was always easy to get hold off and although there were a few communications problems to start with these were easily ironed out. I interviewed many builders for this job, both from Mybuilder and other sources. Baz was the first one who actually listened to what I said, looked at the working drawings I provided and instantly asked intelligent and relevant questions about why certain things were on the plans, and about how I actually wanted things to be. Fundamentally, he was the first builder I talked to who I absolutely and instantly trusted. He gave me a very detailed and fair quote for the job, and was happy to take the time to sit with me and work through it line by line answering any questions I had. The timescale he gave me was quick, and he explained in detail any things that might cause things to run on beyond what he had suggested - in fact, none of those issues arose, and the work was completed exactly to schedule, despite me adding in a few other bits of work that I also wanted to do. Baz and his team were a joy to have around. They were clean, tidy and respectful at every turn, and took time to answer my questions and seek my feedback on anything they were unsure about. I've employed many builders and tradesmen before. I've NEVER worked with someone as good as Baz before. Absolutely 100% trustworthy, 100% conscientious and 100% perfect. I would recommend Baz and his team 100% and hope to use them again. They were professional, reliable, hard working, worked fast, trustworthy, very approachable and friendly - a pleasure to have around. There was superb communications (every step, decision, change was communicated and explained) throughout and Baz is very approachable and very easy to talk to. You can always get hold of Baz direct; he would answer straight away; spent time explaining the process, advised us, got quotes for us and even came shopping with us a few times! Baz had all the time in the world for us and our project. No request was too trivial or small for him. Baz and his team have gone above and beyond what we had expected of builders. Nothing was a problem - changes or extra things on top Baz happily did it. We had a leak that had nothing to do with the extension, Baz sorted it out at no extra cost. The price was fixed and transparent and we were pleasantly surprised that he didn't charge us for the extra materials (eg more coving, more skirting etc) we added after. Our extension was completed within budget and on time and Baz was very keen to sort out any snags (very minor) after and did so straight away with no fuss. Baz and his builders (Mike and a couple of others I didn't catch the names of) were really great, every single one of them. Always very polite and they finished the job to a top standard. I changed my mind about the colour of the facia on the extension and this was changed without any complaint - I also had to live in the property during the works and they always knocked before entering in the morning, which was much appreciated. They finished the job to a very high standard, and answered all my questions patiently and thoroughly. Prices were fair and you get a really high quality finish as well. Job completed two weeks ahead of schedule, allowing me to progress with the remaining works in the kitchen earlier than expected. I had built in a buffer for delays, but to my surprise this didn't need to be utilised with Baz and team - in fact they had to wait for the french doors that I supplied, and this was incorporated and worked around without complaint. While on site they also cleaned up after themselves every day and even swept my hallway for any soil and dust! Top notch team, who have my full recommendation. Working with Baz has been a very positive experience and we are delighted with the results he has delivered. Baz delivered a quote very quickly, assisted us in getting references, and showed us a similar job he had worked on. Baz gave us a six month lead time, but in the end was able to start early because a previous job was delayed due to planning. Baz was helpful in agreeing the final terms of the contract, which was based on a fixed price and the team started on the day agreed. Mike, the foreman, was courteous and considerate and the team worked fast. They liaised with building control throughout as necessary. Once the rear wall came down we moved out, but they still kept dust to a minimum and sealed off the upstairs which was very effective. We had a very limited time when we had somewhere else to live to finishing on time was very important. Baz delivered the project absolutely on time and the snagging issues were only minor. The project came in bang on budget, in spite of a more expensive door configuration than we originally planned, and Baz was very transparent on pricing for materials. Baz was a very good communicator throughout the project, keeping us updated in timings, and explaining each stage of the job. It was always easy to get hold of him when we needed to speak. I would not hesitate to recommend Baz. On time, on budget, a good communicator, and a very good build. What else could you ask for? We plan to use him again for our loft. - Seb
