We took only two and a half weeks and had prospective tenants viewing whilst we were working. Two days after we completed, with the paint barely dry, the new tenant took possession at a considerably higher rental return for our client.

Large double fronted terraced house internally split into four flats, two on ground floor, one on first and one on second. A small cellar with poor head height existed below front section of our client’s flat. We had to perform a complete basement construction, excavating under the main body of the ground floor toward the rear of the flat and reduce the floor down, underpinning the entire structure to give a full head height of 2.7m. Water and electrical supplies for all four flats ran through our client’s cellar; we split these up and upgraded the individual supplies to each property; moving the electricity supply to a distribution enclosure within our client’s light well. The clients moved out for the duration of the build and we were latterly instructed to refurbish the entire property with bi-fold doors leading to their garden, wood floors, a ground floor shower room and extra bedroom/study. We also created a raised dining room area which is now used every day and creates a stunning focal point with exposed brickwork and floor-to-ceiling glass divider. The ground to basement and flat above to ground floor was insulated and isolated to help reduce the passage of noise from communal living.
