Rear Extension & Internal remodeling
When we first went to survey this extension project the clients informed us that it was their first property they had purchased and meant a lot to them, however the space was not working for the family anymore. The clients put forward ideas they had from different magazine images but still could not visualise the finished project. Our expert design team stepped in to help take the clients ideas and produce a layout that they was very happy with, this involved taking away the existing kitchen and relocating it to the existing dining room. By doing this we managed to create a new separate utility room, a down stairs toilet and bringing the new open plan extension into the new kitchen area. As you can see from the photos this has created a beautiful open plan space with a home to garden lifestyle, and has changed the way family functions daily. When Broadfield Construction first got approached to advise and design a new bespoke kitchen, the idea was to come up with a design that could suit the long rectangular shaped room and also create and free up space in the kitchen to work for the clients and there family. The family had lived there for ten years and the property was a unique cottage style that had modern upgrades, situated down a peaceful private lane. Are expert designers went to work and came up with the idea of using an handmade solid oak themed cabinets with a modern twist combined with solid granite worktops.The clients and there family loved the design and layout, they put a lot of input into the way they wanted the finished product to look, and added asked us if we could include a chimney for the range cooker and also came up with the idea of installing a Belfast sink. As you can see from the photos this new design fits in perfect with the character of the property, and the family are delighted with how the new space works with the rest of the cottage.
Disabled adaptions wetroom
For this project the client wanted to make the bathroom space work for a disabled family members needs,this was a really small bathroom and wasn't Ideal for the manoeuvre of a wheel chair.We started by fully stripping out the bathroom suite and removing all tiles, we also had to prepare the floor to become a wetroom surface and excavate for the new drainage.The finished product was a brighter open space easy enough to move around in and better access to bathroom fixtures saving time,effort and less stress.
Here you will see a recent brickwork project, which also involves the creation of a bulls eye window, although this project was time consuming, I'm sure you will agree the end result is amazing and very unique to the style of property. The brick material that was used in this build,was carefully selected to suit the conditions of the area and to complement the existing masonry.
Fire Damaged Property
We first got a call from a private landlord who was seeking a contractor to reinstate their property to pre loss condition. The claim involved substantial damage to the building and contents, the fire originated in the living room area spreading to the main structure.
The Insurer and their loss adjusters were keen to get the project started as the property was unoccupied at the time and the client was losing rental income.It was ageed that the condition of the property was past repair and full strip out was needed to achieve the best result for the home owner, we were able to work with the loss adjusters and get the property turned around quickly ready to be rented out to new tenants.The client was so impressed with the transformation they decided the didnt want the hassle of managing a rental property anymore, they decided to sell the property which was sold 24 hours of being on the market and full asking price was given, as you can see by the photos the building was left to a very high standard.
Mr & Mrs M decided to move back into their childhood family home which used to served as police house run by Mr M father, they wanted to create a room where they could enjoy looking out onto their south facing garden and make the most of the views, whatever the weather. They had an idea of what they wanted to achieve, and with the help from ourselves and the architect, their vision became a reality.
The new spacious extension enhances their home no end. The sloping roof adds a touch of elegance and adds to the feeling of space. With doors opening out onto their new patio, there’s a real sense of letting the outside in. The placement of windows lets the light flood, it still feels cosy in the cooler months with the additional underfloor heating. The result is a stunning extension that has made a life changing affect to the way Mr and Mr M live day to day.
In this project, the homeowners took advantage of an unused loft space above their 3 Bedroom semi . They wanted to create an area that would be used as a additional living space.
The architects suggested creating one large space, with a full sized dorma construction to be used as a bedroom. The dorma idea was used to create additional height and also to maximise the amount of daylight they would receive throughout the day.
The ceiling to opposite side of the gable was vaulted to create a dramatic sense of volume in the room, with the top row of roof windows positioned high in the roof so that light would penetrate right to the back of the room. To create that bright bedroom that the owners had asked for, the bed was positioned beneath the windows.
Heat is controlled in the summer with the clever use of external roller shutters, which are solar powered and operated by remote control; heat is kept in the room in the winter with the use of internal blackout blinds.
Thermal insulation was used on the internal and external walls, bringing a real safe cosy feel to the bedroom.
