REAR EXTENSION IN UXBRIDGE
Having had our loft conversion beautifully completed by Asset Lofts in 2013 we decided to approach the director, Terry Richards, to assess the possibility of a single story extension instead of a costly house move.
Asset Lofts visited a few days later to listen to our ideas and explained the various options, including planning processes and timescales. After this initial meeting, its architect visited to undertake a comprehensive survey and to work our ideas into a presentable format ready for submission to the local authority’s planning department. We were very pleased with the drawings and even more delighted with the council’s decision to approve the application. The architect from Asset Lofts even accompanied me to a meeting with the planning officer. A couple of months later we were all approved and ready to build. Asset Lofts appointed our project manager, Chris who met with me at my home on several occasions before arriving on the first day of the build.
Chris was a consummate professional. He understood the vision and explained to us in every day language what to expect, including the likely timescales and aspects we could be actively involved in and so on. Since we were living in the house whilst the extension was being built, Chris completed all external works leaving our original tiny kitchen intact, before knocking through to our new living space. This enabled us to continue living in the house whilst all the work was underway. Chris and the Asset Lofts team were not in the slightest bit phased by the many challenges our extension would pose for them. We had no rear access due to the river, no parking outside because of restrictions, no room for a skip in the front garden thanks to a cherry tree and a sewerage pipe running directly underneath the area to be extended. In addition, all of the materials had to come through our sitting room and out through the back of the house. Furthermore, all the rubble had to be carried back through the house for safe disposal. Chris and his team provided more than adequate protection to my newly laid solid oak flooring and were as careful as possible.
The end result has far exceeded our expectations. We now have a workable and stylish kitchen replacing our old one in which it was impossible to have the dishwasher and oven door open at the same time! We even have a six-seater dining table and a couch with more than adequate storage. We have had many family gatherings since the extension has been completed and we just love the fact that we can now accommodate so many people in our new space. Best of all are the bi-fold doors which let us open up into the garden and dine alfresco. The extension has changed the way we live in the house and has given us many more years of enjoying the house as we no longer need to move to accommodate the needs of our family. The project was completed on budget and within the agreed timescales. Any extras that we had instructed the builders to carry out were detailed separately in the revised specification.
The interior design ideas were expertly executed by Chris and his team of dedicated professionals. This also included the addition of salvaged floor boards that we wanted to use as wall covering.

HIP TO GABLE IN WINDSOR
L - Shaped Dorma - FROM CRAMPED TO SPACIOUS IN JUST FOUR WEEKS!
We are parents to four children living in a three bed Victorian end of terrace. As you can imagine space was an issue for us and having looked at moving to a bigger property we decided that it was too expensive and would have a negative impact on school and both our jobs, so we decided to look at doing a loft conversion instead.
We were in contact with a professional architect recommended by a trusted friend and he produced a plan for two double bedrooms and one single bedroom in our loft space as well as creating a downstairs toilet under the stairs. I would then open up our master bedroom and a tiny box room which would create four double bedrooms and a single bedroom meaning we would go from three cramped bedrooms to five spacious bedrooms!. Once we’d received permission from the local council and completed a party wall act with our neighbours we were set to find a builder who could carry out the work.
This was our first big home improvement together and it was a nerve wracking task trying to work out what needed to be done and how to get a good building company to carry out the work for us. We decided to try out the trust a trader site and choose six companies to request quotes from. We collated all the quotes and sat down together to go through them and the individuals who came to give the quotes. The prices were all similar, however the quote from Asset Lofts by Terry stood out from the rest of the others as they broke down their quote into stages while providing a time plan of when and how work would be done.
When Terry came back after we accepted the quote he brought his team leader Lloyd, who would be carrying out the work and went through the plans we had done and explained how the work would be carried out and when each stage should be paid. We were fortunate that Asset lofts could start work just two weeks later and we were surprised to learn that even though we were going to have a major loft conversion it would be relatively un-intrusive for us, as they would be working from the outside of the house entering via the loft for the majority of the work without impacting on our daily routines. The scaffolding went up in two days, then Lloyd and his team came and commenced work.
We were really impressed with the team, they arrived promptly each day and worked solidly throughout the day only stopping for lunch and taking the time to show us the progress as they went on. The only time they were in the house was when they created the stairway which was done in one day and all debris and rubbish was promptly removed. The work was completed in just four weeks. The whole operation from start to finish was seamless thanks to the professional hard working team from Asset lofts building our dream home, as well as Charlie and Terry from who guided us through the process making sure we were happy with each stage before continuing to the next. I would recommend Asset Lofts to anyone, you will not be disappointed with any aspect of their work from start to finish.
Garage Conversion - A Very Happy Client
“When we bought our 3 bed detached house in 2012, the plot looked ideal for expanding whether that be backwards, upwards or sideways. My pregnant wife and I had found the perfect home to grow our family. Our solicitor advised us the property was situated in a conservation area. ‘Yeh, yeh, we’ll be fine’. Little did we know the restrictions living in a conservation area would bring.
So we found a local architect on the web and he put us straight on what he thought was possible. Our preference was a 2 storey side extension. Architect – ‘nah, you can’t build within 1m of your neighbours boundary”. Plan B – a rear extension, was a non starter from the off, so our architect suggested a loft conversion. Not exactly what we’d planned but we desperately needed a 4th bedroom and he seemed confident planning consent wouldn’t be an issue. 6 months, 1 appeal and quite a bit of cash later the plan was rejected. Not only had our hope for a 4th room disappeared but so had the architect.
It was 2 years later that I spotted a new shop on the high street – Asset Lofts. On a bit of a whim I called and Terry agreed to come around and view our property within 24 hours. Terry’s suggestion was a garage conversion. I explained the problems we had with the previous architect and Terry put us in touch with Asset Lofts own in house architect. This was a far smoother process and within 3 months approval was granted for our garage conversion. This was to include a bedroom with en-suite.
Next I was introduced to Chris the lead builder and his team. They could start within 3 weeks. Much quicker than we’d expected! In fact the timing was great as we were going on holiday for 2 weeks during the build and felt happy leaving Chris and his team with the keys to get on with things whilst we were away.
We were delighted on return from holiday that gone was the slightly dilapidated garage (which we never used!!) and in its place a superbly constructed pitched roof garage conversion. The team of electricians, plumbers, plasterers and bathroom fitter had transformed the space. All of our thoughts and ideas had been taken care of and the project was finished within days of the estimated build time.
After our previous experience with a somewhat rogue architect it was great to find Asset Lofts who were able to manage the project from design through to completion. The cost of the build was very fair for the work undertaken. It was also great that the payment plan only involved paying post delivery of each major phase. Not that we ever had any reason to quibble!

“Planning a loft conversion seemed a complicated and daunting task not to mention a big financial commitment.
We shopped around for quotes but still felt uncertain about going ahead due to the lack of information we received… until we met Graham from Asset Lofts.

Once we were granted planning permission we had a window of approximately three months before the due date of our new baby. We were apprehensive about starting the job and completing it on time, not to mention the mess and chaos in between!
We had an initial meeting with the team manager, lead building consultant and one of the builders from the selected team. They had asked us to make a list of any questions and concerns we may have beforehand and they ran through the whole process including answering our questions.
They also created a WhatsApp group for us, the lead builders and company manager which was a great idea. We felt this enhanced communication and everything was above board, it also meant that everyone was available to answer questions or be notified of deliveries etc.
The project took roughly seven weeks from start to finish and everything went smoothly. Despite being one of the coldest winters ever! The cold weather didn’t phase our builders who turned up every day on time and were very hard working. They were extremely courteous and respectful, they ensured they kept mess to a minimum and took care to protect our property. For example, the carpet was hovered several times a day to contain the dust.
With each step they ran through designs and all options with us, giving us full control of the build and our preferences to ensure our satisfaction.
The overall cost of the job was exactly what was quoted with no hidden charges.
The finish of their work was a very high standard. Our neighbours, family and friends were as amazed as we were with the final finish. We are so happy with our loft and it has been the best decision we made and at the right time, ready for our new baby!

Double Loft Extension - Certainty, Trust and Peace of Mind
Asset Lofts’ work was on time, on budget and done immaculately. Not only will we recommend Asset Lofts, we have put our money where our mouths are and have just contracted them for further major alterations to our home!
After investigating a number of options, we decided on Asset Lofts as our contractor for our double loft conversion. We liked their one stop-design / architect and build approach, their professionalism during the initial assessment and quote process and their payment structure. However, looking back now that it is all done, what really stand out is their ability to be flexible, being considerate contractors, and delivering quality work on budget and on time.
We were hesitant to embark on a large building project in our new neighbourhood where we did not have many friends who we could ask for good referrals. Getting the right contractor for our project was key. Our design (ultimately drawn by Asset Lofts’ in-house architect) was part standard loft conversion and part unusual mezzanine development. We had the Grand Designs plan but did not have the Grand Designs budget, but certainly did not want to compromise on scope or quality.
Asset Lofts’ quote compared well and was really easy to understand and left no uncertainty on the scope, work or material that is included. Asset only require payment on completed work, so no advance payments for material or work. This provided us with a huge amount of certainty, trust and peace of mind.
Asset helped us through the planning phase, and filed our application well in time to start on the agreed date. Once on site we hardly noticed them! They were extremely considerate builders, not only to us but to our neighbours too. In fact, some neighbours were complimentary of the minimal impact the construction had on our street. The building works progressed at an astonishingly swift pace, with the project manager taking time daily to explain progress and discuss any decisions we had to make.
As with all projects of this size, we continuously tweaked the design to fit the newly uncovered building, and Asset Lofts accommodated us at every juncture (and a few whims!), usually without adding to the overall cost. Where we radically changed the design or opted for more expensive material or equipment, the additional cost was discussed and pre-agreed, avoiding any surprises.
Our design called for tricky and specialised construction, and Asset Lofts handled this with ease and clearly have very skilled project managers and builders in their employ. They came up with clever ideas and designs where needed and clearly put thought into what they were doing and what we were trying to accomplish.
Our project slightly overran. This was not due to Asset Lofts, but because we made changes to the design. With a professional and smooth operation, delays (caused by the client) no doubt causes difficulties for a contractor, but Asset Lofts remained consummate professionals and we always felt they were giving us 100% of their attention.
Even before completion we started recommending Asset Lofts to numerous friends (we have a few more in the area now!) who were thinking of loft conversions or alterations. We are extremely pleased with the result and are unbelievably proud of our home and eager to show off our loft conversion. And if this is not recommendation enough, we have just contracted Asset Lofts again to remodel our kitchen and convert our garage to living space. What better recommendation in the construction business, than a repeat customer?
