Listed builidng renovation and Rear glass extension

This is another excellent example of what a top notch design and renovation firm can do with a listed building in a very exclusive neighbourhood. This is a fairly large sized, detached home right on Holland Park that already benefited from a larger garden than most homes of its age in the Borough of Kensington. Knowing of our reputation for high quality design and restoration work, and especially our sensitivity towards the needs of listed buildings, LUX Construction was the natural choice for this project. 

Unlike many of our past projects, the main goal of this renovation was not to add more living space. Rather, our remit was to thoroughly modernise the interior space and garden, without compromising the stately elegance of the home in any way. As with many listed buildings, there were strict restrictions on what could be changed, and the frontage appearance had to be maintained exactly.

Our designers had a fairly free hand with the internal spaces, though. Several more public areas, such as the main stairs, hallway and the formal reception room were changed only minimally, to preserve the elegance and formality of their function in entertaining. Other areas such as the kitchens and bathrooms were given a complete makeover, providing a modern and comfortable, yet still elegant living space. 

The owners did want a rear extension into the garden, and we were able to offer them several options that drew on the existing beauty of the house and garden, with a modern feel. The design chosen included an extension with a full, 2-storey glass wall facing a modern, minimalist garden area that blends in perfectly with the classic lines of the house itself. 

It is always more difficult to renovate and expand a listed building. That is why it is vital to shop around a bit before settling on a design and build team. Basement extension and Full renovation

Lansdowne road is a lovely, heavily landscaped and green spot near Holland Park. LUX Construction was approached about this Lansdowne Road property because few other renovation and construction firms combine the expertise necessary to work on listed buildings, the all-around design and build capacity and the design sensitivity needed to make this project really shine. 

This home suffered from many of the problems that always seem to beset listed buildings. Whilst very impressive from the front, its internal spaces were dark and uninteresting, and the floor levels varied by as much as six inches. The property did benefit from a rear garden, but the green space was difficult to access or even see from most parts of the house. 

We were able to secure planning permission for a basement extension and a large conservatory on the ground floor. We fitted the conservatory space out as a television and sitting room, just off the main dining area. 

The kitchen was extensively refit, and now features a central island with a hob. This feature alone more than doubled the effective counter space. The home’s two bathrooms got a new look as well. One now features separate bath and shower facilities and walls and floor of luxurious black-veined marble tile. The other features elegant grey marble and a slate shower, which complements the avant-garde all glass basins beautifully.

The new deck placed atop the conservatory lets the owners make better use of something quite rare in the city – open space that isn’t overlooked from all angles. 

The full internal refit also gave us the opportunity to address some problems that had bothered the owners for years. All of the internal floors were replaced and levelled, removing several internal step-ups. Two upstairs rooms were combined to give a new master bedroom incorporating a bay window, which the owners tell us is now their favourite room in the house.

Rear extension and Full renovation

This lovely home in south-west London with a small garden was in need of a complete renovation, and LUX Construction was selected for the task. LUX Construction is one of the most experienced and well-established boutique builders in London, offering home and building refurbishment to private clients.

LUX Construction specialises in end-to-end design and building, and was able to do wonders with this project. This property already boasted a small garden/patio area in the back, but this had been very underutilised and poorly presented. In order to make the most of the limited green space, a tiered lawn/patio was selected. Natural wooden walls and a tasteful, modern lighting system combine to enclose the space in a pleasing way. 

A glass-roofed sunroom opens onto the new garden space, taking advantage of the natural sunlight and allowing the space to be enjoyed all year round. Similarly, expansion into the loft yielded more living space, including bedroom, en-suite and office nook. More skylights here help to brighten the room substantially, and provide the illusion of even greater space.

Complete home refurbishments are becoming very common in and around central London, as they are one of the few ways to make spacious family living possible within the city. Many of London’s existing properties have an outmoded and incontinent layout, and do not live up to their full potential in terms of usable space. In this case, the scope of a full refurbishment allowed LUX Construction to redefine the internal and external spaces entirely, creating a spacious, modern home without altering the external façade at all. 

Refurbishment on this scale requires the highest levels of craftsmanship and sensitive design, two qualities that make LUX Construction very sought-after. Once combined with digitally-controlled climate systems, underfloor heating and integral lighting and sound systems, this once cramped structure becomes a modern and comfortable living space even for a large family – a rare thing considering its location.
