2 bedroom flat refurbishment
I worked with Paul Fitzgerald from Hawksmoor Construction and his team on a Kensington Olympia 2 bedroom flat refurbishment and having worked with a number of contractors over the years as an interior designer, this experience has been exceptional! Having met industry colleagues as well as clients who have worked with Hawksmoor Construction I didn’t hesitate using them on a personal project. Paul & and his team have exceeded all of my expectations and delivered the project on time and budget. Hawksmoor have helped us to create exactly the new home that we wanted. We encountered plenty of challenges in our ‘ground up’ build, but Paul and his lovely team rose to the task and navigated us through many engineering and technical issues. We demanded a very high standard of finish and we have not been disappointed – Paul works with millimetre precision and has amassed a team of highly skilled craftsmen. Each member of the team takes an obvious pride in his work and justifiably so. We have really appreciated Hawksmoor’s transparency on costs and the fact that they did not leave the site until the job was done – almost on time (and only late because of unforeseen problems and not because of their failure to get on with the job in hand). Paul always discussed in advance any variations or obstacles encountered, with the result that we ended the project almost exactly on budget. We are delighted with the end product.
Paul and his team did a brilliant job with our kitchen extension. We are delighted with the finished result which is very high quality. Paul really takes pride in his work and made sure we were completely happy with everything - including coming back to the property once the work was finished to deal with any little issues that arose. Paul’s customer service is exemplary and maintained excellent communication throughout the project. He was very conscious of time and managed the work to the deadline we were working towards. This two-storey apartment, within a converted Victorian property in Battersea, was in need of a complete overhaul. Our client also wanted to increase the footprint on the ground floor without overly compromising the garden. Through some careful structural changes, the internal accommodation was able to be sufficiently reconfigured to enable a rear kitchen extension and the inclusion of much needed, built-in storage.
Oxford Road South
This run down large Victorian semi-detached house needed a full refurbishment with some substantial steel work to form an ultra modern and sleek extension at the rear. We love the continuity of the polished concrete that flows from the kitchen to the patio with 9m wide slimline sliding doors.
Turret Grove 2
This project involved a small rear ground floor extension and complete kitchen refurbishment. The client instructed us as they were the neighbours to 34 Turret and were very happy with our professional approach and finish. Note the client was an interior designer and so had a very accurate eye for detail. Like with the neighbours we landscaped both the front and rear gardens.
We were instructed as the main contractor after the client was badly let down by a full design and build outfit – no names mentioned! We managed to save the client additional design fees by amending the original designs which in some sections were fundamentally not fit for purpose. The project involved a double addition loft and rear ground floor extension, new family bathroom and full refurbishment along with part rewire and new heating system. Along with all internal works and finishes we covered the landscaping of the rear and front gardens and managed to save the client money by rolling this into the full scope of the project.
Our client on this project was a developer who had owned the property for seven years and not got around to renovating it! We essentially took the project off his hands and initially re-designed the whole layout and maximised the space including knocking through into the old coal bunker and creating an underground shower.
Hawksmoor with our design and build team completely transformed the property from a derelict uninhabitable bunker into a beautiful contemporary dwelling going to the full extent of staging the property for sale.
This project involved converting the loft of a two-bedroom Victorian house into a master bedroom with ensuite shower room. Despite the property’s position on a tight site - and the related height constraint of the existing loft space – the ridge of the roof was able to be raised to make the conversion possible. A zinc-clad dormer was added to the rear, across the full width of the house, which has given the new top floor a surprisingly light and spacious feel and ultimately transformed this home to make it viable for a family of four.
We worked closely with an interior designer to deliver a complete refurbishment of this duplex penthouse apartment in Chelsea Harbour, overlooking the River Thames. Despite the apartment block only being 15 years old, a great deal of remedial work was required within the property. This was necessary to ensure that all the fixtures and fittings would be able to be properly installed in order to achieve the desired high-end finish.
With this project, we were approached by an exciting up and coming interior design company we have worked closely with in the past. The property hadn’t been touched since it was built some 30 years ago and involved a complete rip out, some structural alterations, complete rewiring, new heating and hot water system and all fixtures and fittings throughout. The clients were after a cool contemporary “New York” look, which they have adopted in their other properties around the world. They wanted something similar for their London pad to feel at home whenever they are visiting the capital.
We worked on this project very closely with a leading interior design company. Adding a lovely rear extension with full width sliding doors and a full refurbishment of the existing flat to create a modern and beautiful London home.
We were instructed on this project for a full design and build, “stripped back to brickwork” project. We removed the entire roof allowing us to add a large en-suite master bedroom and most of the ground floor walls for a side and rear extension. We added 60m2 to the current house and now all the rooms are a much more comfortable size. A full rewire, re-plumb with underfloor heating throughout the ground floor has brought this 1930s semi up to the standards of modern day living.
Our client was having trouble finding a reliable builder who would take on some complex underpinning and steel work for a relatively small extension, so we were more than happy to step in. With a new addition to their family during the process, the extra space the new side return and rear extensions added to the property have added much more space to their ground floor.
This project started out as a refurbishment and extension, but when the strip out revealed numerous problems with the existing structures, it turned into a ground-up build. The contract included contractor's designed portion, meaning that while the architect provided the concept and overall drawings it was left to us in conjunction with the project manager to come up with innovative design solutions to many of the technical aspects of construction. This included articulating metal, wood, glass and brick materials into a seamless, stylish whole and producing the resulting stunning, avant-garde home inside a traditional, Victorian, industrial shell.
