Karl did a loft conversion for us creating 4 new bedrooms and 2 bathrooms upstairs. Karl also updated our downstairs putting new underfloor heating and tiling throughout. The outside of the house was rendered and new porch built. We are delighted with the work done an would recommend without hesitation. The project was completed on time and on budget.
A large stylish house extension and refurb in Finchampstead
This project was a large scale extension; two storey side and front with a single storey rear. Also a full house refurb throughout including mod cons where possible. The main workings were designed by our clients architect and we then added subtle features to ensure the finish was to our client’s desire to complete the house transformation. Our clients objective was to completely update this property and create an impressive open plan, flowing feel.
During the build we overcame many build obstacles. We installed over 15 steels and carried out adjustments throughout the project. We added an additional bi folding door opening, completely opened up the back section of the house this involved adding further steels mid project. A new water main was required at 100mts in length, the access was narrow which made some tasks challenging at times.
This property now has many special features which include a stylish atrium roof light in the stairwell and a large pyramid roof atrium which is 3mts long in kitchen. Large bi folding door openings were installed accompanied by an almost full open-plan living space on the ground floor. Underfloor heating has been installed in 90% of the ground floor.
This property is now an impressive family home with a modern and fresh feel throughout.
An impressive two storey extension
This property has been transformed into an impressive home that our clients can be proud of. Our objective was to carry out a two storey extension which was considered to complement the existing features and period of the house. This project was set at the end of a private road with large grounds.
During the build we applied stepped foundations due to the nearby trees. There was also a hidden water main in the ground running central to new floor area. We increased the water pressure by installing a break tank (this is a separate water storage tank where a large pump pulls the water from here and pressurises the mains incoming supplying better pressure all over the house hot and cold feeds.). This can be seen in the photo below in the cladded bespoke external box.
Our client has gained a large luxurious lounge with a feature log burner fireplace with oak hearth and a practical utility room downstairs. Upstairs, we have created a stylish master bedroom with a walk in wardrobe and ensuite. We added beautiful custom oak beams, raised the ceiling level and deigned trusses to allow sloping ceiling either side.
Other special features include a large bi-folding door to bring the lovely garden into the new lounge. Upstairs, custom air dried aged oak which we ordered and fitted to the bedroom ceiling and a beautiful Juliet balcony with raw iron railing in black.
This property has a tranquil farm cottage feel and now provides stylish adequate living space.
Luxurious bungalow conversion in Sandhurst
This project involved transforming a three-bedroom bungalow into a five-bedroom house. It also involved changing a single garage into a double. The house itself was set in the 1950s and has been brought into the 2010s –the type of challenge we love to embrace.
To achieve the ultimate finish for this house without overspending has been tricky, but we have looked at ways to achieve a modern design within a budget. Also, we have given this property a bespoke look and feel. Generally houses are built to achieve a set specification, with typical finishes and designs to suit the majority of users but we have changed things.
We have emphasised space in this build which adds a feeling of luxury. We didn’t want to feel enclosed in our house, not in any of the rooms. Sometimes four or five-bedroom houses have a box room but we have avoided this by building large open areas to create a good flow throughout.
One of the main elements we have introduced is underfloor heating throughout the ground floor. Another thing we wanted to do is open up the bedroom ceilings to create as much space as possible, which has added a wow factor to the bedrooms. There are also subtle touches throughout the house that mix simplicity with complex design. By simplicity, we mean white architrave skirting all round, clean, beautiful doors, handles and ironmongery, with glass in certain doors to allow light to flow.
The kitchen shows people what a luxury kitchen can look and feel like which built for home use and entertaining. 3 of the bedrooms have an ensuite which gives added luxury. One of the bedrooms is downstairs, which will suit those who may struggle with stairs and caters for all guests. One of the bedrooms has a Juliet balcony with a really tall window which floods the room with light.
This project shows how you can achieve the wow factor throughout a property by adding certain finishes or opening up ceilings. It is a spectacle without having to go to extraordinary costs. It is a masterpiece and a real example for us to showcase what K Design and Build can do.
Contemporary bungalow conversion in Wokingham
This project was for my brother-in-law, to turn a dated bungalow into a modern house. The objective was to create upstairs living space with a bathroom and ensuite to master. The project was designed by our recommended architect and we gave our design input on overall room layout to achieve the best finish.
We had a few obstacles throughout the project; we had to remove the existing roof and then put a new one on whilst working under a tin hat scaffold. This required man power and the use of rope and gin wheels to get the new 9 mtr long trusses into position safely. Other obstacles included flattening out the existing ground floor ceiling line as it had settled and was unsightly to the eye. We fitted new coving and pressurised system to up the overall performance of the heating and water fed services. The existing walls were also bowed and out of level which also ended up with us resetting a lot of the existing to create a good end result.
We installed underfloor heating throughout the ground floor and bathroom. A beautiful new oak staircase was fitted with glass balustrading. To enhance space in the ensuite we installed a pocket door. We created a custom new front porch designed to be in keeping with the new look. Finally, fresh new rendering was installed to complete the house.
This is a modern luxurious property which we are proud to showcase.
Beautiful family home with special features
This family home has been transformed into a stylish property which also provides a new living area. Our client required more usable space and wanted to create an open plan living area with some really special features. It was our mission to create the best house we could produce within a budget. The design of the project was managed by the architect and we then added a touch throughout, with the addition of our client’s personal interior design finishes.
Throughout the build we had a few challenges to overcome; initially the drainage at the rear was a bit of a challenge. We were lacking space to work and had to keep the house in practical use whilst we were undertaking the project which was also challenging at times. We managed to overcome these and transform this house into our clients dream home.
This property has many special features including a striking new kitchen with granite worktops, an island and herringbone tiling throughout the kitchen floor. There is a free standing beautiful log burner and feature lighting throughout. We installed a rear atrium roof lantern, large glazed windows and bi folds opening garden to new kitchen lounge area. New Indian sandstone patio was installed to the front and rear of the property. The bespoke front porch was designed by us; the slight modification balanced the front look. Finally, new railings were fitted to front of the house to complete the new look.
This house is now perfect place for the family to relax and entertain.
"The Cottage" what was expected to be an old stable block complimenting the estate, the clients believe that it was sectioned of to allow the stable block to be converted into liveable accommodation, however it is unclear as to at what stage/period this was first done.
The plans added a ground and first floor rear/side extension. Overall this increased the size of the usable living space by approximately 110 mts2. consisting lounge, master bed and ensuite, bed 2 and ensuite. Windows and doors have been replaced, electrics and plumbing upgraded, re-plastered and decorated.
Every element of this project has individual style and glamour. The client is artistic, specific with a clear eye for interior design. There are features in every room, a grand fireplace with log burner, oak reclaimed double door set, bespoke oak clad steels, feature high roof beams and lighting.
The walk finishes as you leave the rear of the property via a 5.3mtr bi-folding wooden door into a designed masterpiece of patio, feature walls and lighting as you walk over the reclaimed iron bridge yorkstone and walk up the steps to the freshly laid garden.
Turning around this wonderful new addition is described as viewing perfection.
