Queensgate Shopping Centre, Westgate Arcade Refurbishment

19/09/2017

Built in the 1930's, Westgate Arcade was Peterborough’s first indoor shopping area, now housing many independent retailers such as jewellers, hair dressers and butchers’ shops. The challenge for this project was to bring the arcade more in line with the modern feel of the main Queensgate Shopping centre, whilst also keeping its original character.

The works were carried out in a live environment which was open to the public for most of the time. Special attention had to be paid to all aspects of health and safety, ensuring all Risk Assessments and Methods Statements were safely implemented for every single phase of the work. Out of hours working was required to enable the majority of works to take place, and special care taken to ensure all of the retailers within the arcade could continue to trade throughout the works.

The arcade received a full redecoration, with the application of a contemporary grey colour scheme. New floor tiling complemented the new paintwork and original features such as the mosaic tiled doorways were replicated at each store front to maintain a uniform look throughout the arcade. Low energy LED lighting was installed throughout, enhancing the bright airy feel of the arcade and also helping to keep running and maintenance costs to a minimum.

Particular emphasis was made to keeping all of the retailers informed of the progress of the works and Princebuild worked with the Queensgate Centre to produce newsletters throughout the project to assist with the regular communication needed to make the project a success.

The final stage was to install new signage to each of the units and this completed the smart, stylish appearance of the arcade, giving it a consistent look and feel throughout.

The project was completed on time and to the satisfaction of not only the Queensgate Centre but also that of the retailers in the arcade.

Sheltered Housing Refurbishment and Construction, Oxford Citizens Housing Association

19/09/2017

Princebuild have extensive experience working with Housing Associations, Trusts and Local Authorities across the UK, and so where a great choice for OCHA when the organisation was looking for a reputable company to carry out works on their Extra Care Sheltered Housing Units.

Frys Court supports independent living for people over the age of 55 who require some extra care. The one bedroom flats adjoin communal areas in which residents enjoy social activities such as bingo, and practical facilities such as a laundry and garden area.

The project involved extensive works including the construction of a new lobby, two new flats, an extension to the existing dining room, external landscaping and internal decoration

Princebuild staff had to be mindful of the residents on site, many of whom require day-to-day assistance. It was important that the units remained habitable, with disruption to the occupants kept to an absolute minimum.

Residents were kept up-to-date on progress at all stages of the project through weekly Resident Meetings which were held by Princebuild.

Staff at OCHA were appreciative of the care taken by Princebuild staff. Peter Moore, 55+ Team Leader at the GreenSquare Group which includes OCHA comments; “Working on projects where residents are in occupation requires a delicate touch, particularly when those residents are amongst the more vulnerable members of our society.

Extension of Primrose unit oncology ward, Bedford Hospital NHS Trust

19/09/2017

After previously completing projects for Bedford Hospital, Princebuild were successful in securing this project to extend and refurbish the Primrose Ward oncology unit.

The unit, which opened in 2003, provides high quality clinical and support services. Demand for these services has increased by 85% over the last five years and so the unit’s capacity has been stretched to the limit.

Princebuild began work in May 2016. The first challenge was to set up a temporary facility to allow the oncology unit to continue functioning whilst works were underway. An external unit within the hospital ground was re-decorated and fitted out with washrooms, bed bays and all other clinical requirements so that services could relocate to the new area, minimising any disruption.

With staff and patients in the temporary ward we began work on the extension, making the necessary internal alterations to accommodate the four additional chemotherapy treatment stations and the new access corridor to the pharmacy department.

The ward area was opened up to create an open plan feel and half height partitions were created to maintain a sense of privacy for the patients receiving treatment. To add light to the ward three french doors were installed opening onto the adjoining courtyard helping to bring natural light into the new area. The colours used were based on colours from a beach, with mellow blues and yellows and wood effect flooring, which was all chosen by the charity to help create a light and tranquil space.

As this project was charity funded, we needed to use as many cost saving solutions as possible whilst still delivering a high quality project. We were able to bring the project in £45k under the original budget by value engineering areas of the design, which was a significant achievement considering the scope of works delivered.

The new extension has changed the department dramatically with a bespoke reception desk designed and installed creating a focal point and along with the new doors, ceilings, flooring and medical gas panels, a welcoming and pleasant environment for the patients has been created for them to receive their treatment in.

The new extension was officially opened on 20th October by HM Lord-Lieutenant of Bedfordshire.

Sunset Walk Refurbishment, the centre:mk

19/09/2017

Having previously completed shopping centre projects with great success, Princebuild were delighted to be chosen for this prestigious project. Our remit was to create a new premium quarter in centre:mk’s Sunset Walk area. Princebuild collaborated with the specialist commercial property management and building consultancy firm Workman LLP, whom we had been working with for years.

The centre:mk is a highly successful retail and leisure destination and it's owners are keen to continue to meet shopper’s demands and expectations in the ever changing retail environment. The upgrade of Sunset Walk was part of this aim.

The project has seen repairs and upgrades made in and around the Sunset Walk, Acorn Walk, Silbury Avenue and Midsummer Arcade areas of the centre and have focused on repairing the flooring, replacing the lighting with a new LED lighting system and upgrading the existing sprinkler pipework.

The four entrances to this area of the centre have also been improved, enhancing the customer experience and making the identity of the centre:mk much stronger.

Large hanging sculptures have been installed in the atrium areas to complete the desired high end feel. Together, the works have created a contemporary environment for premium brands, many of whom of already chosen Sunset Walk for their regional flagships.

As the building is grade II listed, all works had to be carried out in strict compliance with the consents given. This not only affected design features but also materials such as the Roman travertine floor taken from the quarries near Tivoli, Italy.

Throughout the project the centre has remained fully open to the public and work has been carried out mostly through the night to ensure there were no adverse effects on trading or any risk to the visiting public.
