We are a family run business, established in 1995. Throughout this time we have carried out extensive work for a large number of clients, this has been from small projects right through to extensions, to complete house remodelling.

We have extensive experience in working with clients who have had the unfortunate experience of flood and fire damage to their homes. We can work with Insurance companies in order to carry out repairs and allow clients to return to their homes as quickly as possible.

Full House Remodel Inc Kitchen and Bathrooms/Landscape


The main project Gary and his excellent team from Property Maintenance & Building Services worked on was the complete remodelling and renovation of our house in Scotland. The work included planning and installing a new kitchen (which is STUNNING) and bathrooms (great use of the space available), the safe removal of structural walls, replacing ceilings and floors, electrical and plumbing work, and a whole host of jobs right through to the decoration of the finished product. At all times Gary, Angela and their team were polite and professional to both us and our neighbours. They were considerate about noise and mess, which was cleared away at the end of each day, and went out of their way to cause the least disruption possible, particularly in light of the scale of the project. The works were carried out to the highest standard, with Gary liaising with our Council’s planning department and local trades throughout. Extension, Kitchen & En Suite


Property Maintenance and Building Services did our large kitchen extension and new en-suite on our bungalow in 2015/16 and everything was done by them from planning to completion and the work was excellent and the extension looked excellent when completed and on time I may add. We are very happy with this work and Gary worked very hard to complete this on time and to the best specifications. The extension was really hassle free for us with Gary taking on all the responsibility and all we had to do was pick the fixtures etc and pay the bills. It was as easy as that for us but obviously a lot harder for Gary. I would have no hesitation in recommending Property Maintenance and Building Services for any building work and I know any client will get a very professional job from Gary and his workers.

Bespoke Kitchen


It is now 5 years since our kitchen was transformed by Gary, it looks as good now as when it was first installed. If you are looking for help with the design of a new kitchen or replacement to an original design and you want the highest quality then look no further. Our family bathroom and En-suite were also transformed by Gary and are fantastic. Many tradesmen can fit new suites cupboards etc but it’s the attention to detail that makes Gary’s work stand out and last.

Kitchen Fire


In the early hours of Friday 4 March 2011 the smoke alarms in our home were activated when the dishwasher in the kitchen caught fire. Because we had no electricity the Fire Brigade were able to tackle the fire with water. They said we had been very lucky to escape with our lives another ten minutes and it may have been a different story. The scene that greeted us when were able to go back in was unbelievable. Everything was Black in the kitchen and we lost everything in it, even the ceiling had to come down. The adjacent utility room was also very badly smoke damaged along with most other areas of our much loved home. It really was our worst nightmare. Where do you start to put your broken home back together? Because looking at it, we didn't think it would ever be right again. So when someone we had only known for a few months said, and I quote, I know of a good builder called Gary Allen, he's a little gem we were delighted. She immediately rang him and within the hour Gary was knocking on our door to offer not just practical support but moral support. He explained everything that would need to be done and the order in which it would be carried out. Adding, if we would like him to do the rebuild he also had a reliable painter, electrician etc that would assist when necessary. So, we moved out into a nearby hotel and from that day on we didn't have one worry. Gary kept us up to speed on a daily basis. He also went with us to various kitchen stockists to make sure we would get the kitchen we wanted. He discussed the lighting, wall tiles and flooring that would need to be replaced along with paint colours etc. The assessor said we should be back in the house in six weeks, but with just a few little bits to finish Gary had us back in four. He even told us to go away for a pre-arranged weeks holiday and not to worry. We came back to a transformed kitchen that Home and Garden would be proud of and one our home deserve

Extension And Full House Remodel.


We had renovation work done by Property Maintenance & Building Services which included a ground floor single story extension,downstairs cloakroom and shower room,full kitchen rip out and renewal ,full bathroom rip out and renewal and a block paved patio and garden path,most under building regulations.The work included structural alterations such as blocking up doorways and creating others,and the laying of an oak floor throughout the ground floor,as well as lots of other jobs associated with the renovation.We also had fitted wardrobes installed.The work done by Property Maintenance & Building Services was of a very high standard and all our neighbour's and family were astounded as to the finished product and the fact that such a large renovation was completed in such a short space of time with no inconvenience to them. We are absolutely delighted with the end product.Like all building work,problems were uncovered and Gary dealt with every one.Our son has also used Property Maintenance & Building Services with the same results,and we are both delighted.

Case Studies


Single Story Extension


The client had a conservatory on the rear of the property and had a dividing wall with door and window. The conservatory was removed and a single story 4 x 4.1 extension was built complete with roof lantern and panoramic doors to the side. The dividing wall was removed to make the area one large open space that also encorporated the kitchen and dining area. The wall area has x3 single panel panes of glass to allow in more light and give a view out into the garden.


Wall, Garden and Path


With this project we had to remove the planted area, Front coping stones and wall and paving slabs to the path.

We started the re construction by installing a concrete path ready for tiling and using Black and White tiles we created a traditional look to the front of the property. We Then removed all of the planted area and installed weed supressing membrain and installed plumb slate with a rope edging stone. We also reclaimed all of the bricks from the wall and rebuilt then re instated the existing coping stones to complete.

Kitchen Installation. Two Bathroom Installations and Downstairs Cloakroom.


This particular Kitchen required several changes to the layout. The clients requested the possibility of moving the kitchen sink to the other side of the room.

This was achieved by re routing the cold water feed to the stop cock that came into the property. This involved lifting up the concrete floor, locating the blue alcothene pipe and stopcock and reconnecting to the water supply.

The original kitchen window was then made lower as the clients requested a more open aspect to the rear garden.

Following the strip out of the kitchen a new electrical rewire was installed to the kitchen area to accomodate the lighting features for the kitchen. The whole room was then replastered and kitchen was installed.

The clients opted for a high gloss white door with chrome handles, and the worktops were a beige Granite. The clients chose tiles to the cooking are as well as around the worktops as an upstand.

Following the kitchen installation the clients chose to have ourselves carry out main bathroom installation, full en suite  installation and the downstairs cloakroom installed.

Small Extension and Kitchen


The client requested a larger kitchen, the kitchen was extended following the demolition of the existing outhouse. using the same footprint the extension was rebuilt using reclaimed bricks and a pitched roof with Velux window was installed to increase light.

The boiler was in the old kitchen so this was moved into the extension and incorporated into a new housing unit, this required extending pipework and plumbing to achieve this including hot and cold feeds.

The property needed damp proofing to the exterior wall, and a new floor was installed and self levelled ready for the floor tiles.

A new kitchen was installed with white high gloss units and black laminate worktops installed.

All of the building work was carried out under a building notice.

Block Paving And Decking and Kitchen Installation.


The installation of block paving and decking was very challenging in this particular project. The rear elevation dropped by 2 metres so a substantial framework needed to be built out of joists to create a firm base for the decking. To support the frame we needed to construct concrete foundation pads with brick built pillers in order to rest the 8 x 2 joists in order to create the framework.

The customer had just purchased the property and it was discovered that the conservatory was built onto substandard footings therefore this needed to be removed.

The block paved area was originally paving slabs, these were removed as well as the conservatory, this allowed access to the rear and the earth moving equipment was able to dig out the pad ready for the block paving.

All of the materials needed to be brought through to the rear, and a patio of appox 9 metres was laid.

The decked area was laid using treated decking and this covered an area of 9 metres, and a fence was erected around the whole of the perimiter.

Further work was carried out at the property which involved a new kitchen, this was a full strip out and full plastering throughout. Electrical work was carried out to cover regulations. A shaker style kitchen was installed with beech effect worktops. Again we have photo's of this project if you require any information.


Single Story Extension, Patio Area, Kitchen and Downstairs Shower Room



The clients in this property were looking to build a single story Extension to the rear of the property, there were several restructuring changes applied and all of the work was carried out under a Building Notice and overseen by Building Control.

The main property was renovated along side the construction of the rear Extension. The Extension was added to create additional living space with french doors and side lights leading onto the patio area and four additioinal windows. The Extension also benefitted from the installation of Velux windows in the vaulted ceiling to allow more light into the room. The Extension was challenging given that access to the rear of the property was none existent and the only way to get digging equipment, waste removal equipment and materials to the rear of the property was to remove the front window and wall, remove the rear window and wall and drive through the house. All materials were brought into the property this way and once the extension was completed we simply reinstated the brickwork and blockwork and installed new windows and doors to complete.

Full Electrical rewire was carried out in the property because there were so many areas where sockets, switches and lighting positions were being moved that it was sensible at that stage to upgrade the whole system and future proof it for the customer.

Combi heating system was also installed with new radiators and pipework, once again because of all of the other works being carried out it made sence and again future proofed the system for the customer.

The ground floor had the majority of the renovation including, walls and windows removed and lintols installed where required. Plastering of the whole ground floor to include all walls and ceilings, plastering to the Bedrooms and Bathroom were also carried out as required.

Fully fitted shaker style Kitchen with two ovens, built in appliances, Quartz Worktops, Ceramic sink, Travertine flooring, Plinth lighting, etc.

New Bathroom to the first floor with bath and overhead shower, tiled walls, toilet with consealed cistern and wash hand basin set in a vanity unit to complete.

New Door frames fitted throughout with oak doors installed to the downstairs.

Engineered oak flooring was laid throughout the ground floor.

To finish the rear aspect of the property we installed a block paved patio area with inlaid man hole covers. Paving was Marshalls Tegula with block soldier course to complete.

To the front of the property we even installed a red retro post box by cutting into the brickwork and securing, (looks great).

Garage Conversion.


The clients requested a garage conversion to make another kitchen area.

The up and over garage door was removed and a window installed to the front of the property.

The clients opted for a high gloss white unit with black and white tiles set in a diamond pattern. Additional heating was extended into the new kitchen as well as electrics to accomodate additional lighting and appliances.

The front area to the garage was adapted to add storage units and the possibility of a seating area in the future.

The floor was fully tiled in Grey slate.


Kitchen and Utility


The clients requested a new kitchen and utility area.

The kitchen was fully re designed and the kitchen sink was moved to the centre of the room to create a focal point.

As part of the design of the new kitchen the clients requested a large larder unit to house the oven and microwave as well as storage.

2 large units Bespoke units were built and these were designed to house the oven and microwave. When the doors open they are internally lit for ease of access to goods stored withni the cupboard.

The worktops are black Quartz and have solid oak edges to create a contrast and texture, the centre island has under counter lighting as well as a seating area.


Garage Conversion and New Kitchen.


The Customers required a full garage conversion and a new kitchen.

Removal of the existing garage door and a new window fitted with the accociated brickwork to match existing structure. The removal of the existing kitchen created a larger dining/ seating The Customers requested a full garage conversion to install the new Kitchen.

The Garage conversion is now the new Kitchen, the old kitchen has been converted into a large Dining room where we removed the rear window and installed French doors. Two walls were removed and lintols installed. Electrical rewire to all of the converted areas. Removal of the existing garage door and a new window fitted with the associated brickwork to match existing. A cupboard was created to house the washing machine, tumble dryer and Combi boiler. Original side door was bricked up and a downstairs toilet area was created. All associated joinery was carried out, Skirtings, Backmouldings, Doors etc.

Kitchen was Acrylic Anthracite doors and drawers with Black Sparkle Quartz with a white ceramic sink. Plinth Lighting, Laminate floor throughout the whole ground floor and more.

Again all work was carried out under Building Control.

Single Story Extension inc patio Area, Kitchen Installation and En Suite.


The client required a single story extension to the bungalow, this was built onto the rear of the property and a large Block Paved patio area was installed.

The kitchen was built into the extension area and this also included a breakfast bar / seating area incorporated into the design. As part of the customers requirements a bespoke built in larder was installed as well as cupboards around the free standing fridge.

As part of the re model of the property a full heating system was installed as well as a full rewire.

The client requested an En Suite bathroom, this was achieved by adapting an area within the bedroom and building it into the space created.

A loft ladder was also installed to gain access to storage.


Extensive Remodel and Installation Kitchen


We were initially called to this property due to an Insurance claim where the bathroom adjacent to the kitchen was causing rising damp.This was investigated and found to be caused by previous poor workmanship on the drainage side. To rectify this issue we had to remove the full bathroom and excavate the concrete floor to access the underground drainage pipes and carryout repairs prior to rebuilding the full bathroom to include all tiling to walls and floor and installing a new toilet, shower and vanity unit with sink. On further investigation in the Kitchen it was found that damp was present in the walls as this had previously been a garage conversion. As a starting point this issue needed to be resolved and the client having made the decision to have a new kitchen fitted it was fully stripped back to bare brick and all of the ceilings taken down to access the plumbing and electrics which was lucky as it all required replacing along with a new distribution board. New Damp proof course was installed and the walls treated with a tanking system prior to a full rebuild. The Kitchen was then designed by myself on our computer package and electrical work was carried out to accommodate new lighting scheme and electrics for appliances etc.

The kitchen was designed and installed by ourselves including the Quartz work surfaces. Seating was incorporated into the design and we built this area using the same materials as the new kitchen.

A utility area was redesigned using the same materials as the kitchen and a new boiler was installed to replace the existing which wasn't adequate for the homes needs.

The end result was a complete transformation and a very happy customer.

Kitchen Refit Following Fire.


The client required a full new kitchen due to a fire caused by a faulty dishwasher.

All of the kitchen units, ceiling and walls had to be removed and electrics re wired prior to boarding and plastering. We also had to replace the U pvc window as it had melted. We then re designed the Kitchen for the customer and renewed everything, Units ,worktops, Flooring, Decoration etc.

Property Maintenance worked alongside the client and insurance company to carry out all required work and complete the project in the timescale allowed.

Additional work was carried out on behalf of the client; the utility room door was removed and replaced with an archway; the units and tiling were replaced to match the new kitchen.

On Completion of the insurance work the customer contracted us to repair the Staircase which were falling apart. Install a full new downstairs Toilet and vanity hand basin unit, install a full new Bathroom and install a full new En suite
