A single storey extension replacing a much smaller conservatory. The extension created more living and dining space linked to the existing kitchen and a porthole window ensured light flows through to the office. The standing seam roof is supported by glulam beams which have been left exposed inside. Underfloor heating ensures a comfortable temperature and rooflights and sliding aluminium doors give access to the garden and allow the light to flood in. Patio works completed the project.

Taking over 18 months, this Victorian home in Tockwith was brought up to date whilst remaining sympathetic to period features. The work included a two storey extension, orangery and remodelling of the existing space. Work was carried out in most parts of the house and every trade involved - groundworkers, bricklayers, roofing, joinery, plumbing, heating, electric, steelwork etc.

The works created a much larger kitchen and utility room, brand new sitting & dining area in the orangery and master bedroom suite on the first floor. The staircase was partially refurbished and some sections entirely replaced. One of the dormers was replaced and replacement windows throughout the house featured accoya frames and more energy efficient glazing. Bathrooms were refurbished and the front and side doors replaced, matching the previous style.

Extension to link the main house and outbuilding at ground floor level creating a larger kitchen/diner and family space.  Aluminium sliding doors and roof lanterns installed for a light and air space.
The outbuildings were refurbished to form a utility room and double garage with bespoke timber bifold doors. 
A bedroom with ensuite was created on the first floor.
A separate green oak cart barn was constructed and external works included a patio, pergola and raised planters.

Three smaller rooms were knocked together to create one large kitchen/diner and family space with bifold doors on to the garden. 
Subsequent works were carried out to install a second set of bifold doors opening on to the garden 
where extensive landscaping enlarged the patio and created additional seating areas under solid oak pergolas.

Small side extension and internal & external improvements to create a more open, light space to the rear of the property.

Electric underfloor heating installed in the kitchen.  3 & 5 panel bifold doors and velux windows fitted.

Remodel ground floor to create larger kitchen/diner, utility and shower rooms including:
Underfloor heating, new electrics
Bifold doors on to garden
Limestone floors, oak floors, new windows & flat roof domes

EXTERNAL

Re-render external walls, tidy wires & cables
New tiled, GRP & lead roofs plus Velux windows
Clean roof, replace ridges, gutters & downpipes
Outside lights, extend patio & paths
