Located in a designated conservation area, this dilapidated cottage required a full strip-back to its original stone shell. The roof was carefully removed and replaced, with structural steel installed and all materials—where possible—reclaimed or reused in line with strict guidance from the History and Heritage England team. A rear single-storey extension was constructed using a beam and block system, and the existing double garage was converted to create a modern, countryside cottage aesthetic.

This project came with significant challenges, including tight budget constraints, planning restrictions, and the need to comply with conservation, heritage, and tree officer regulations. With limited site access and a sensitive neighbouring community, our team delivered the build with precision, care, and full compliance—bringing this unique rural property back to life.

Mill Stream View presented the chance to transform a disused site into a luxury residential development in Adwick-le-Street. With demand for high-end family homes rising, this project aimed to create four spacious, five-bedroom detached houses built to the highest standards. 

The challenge was not just in delivering premium homes but in managing the planning application, demolition, groundwork, and full-scale construction while ensuring quality, durability, and modern living throughout during Covid-19
