This Seamill Loft Conversion project combined a full loft conversion and a garage conversion to create a new upper-level living space with panoramic coastal views and practical, integrated storage, while increasing heated ground-floor area. Works included structural steel, new floor build-up, high-performance insulation, bespoke sliding windows, custom VELUX units, and zinc rainscreen cladding, with internal fit-out to decoration-ready finish and full compliance with fire, ventilation and insulation standards.

Cutwood Joinery transformed a downstairs study in a Kilmarnock bungalow into two purposeful spaces: a fully compliant bathroom with shower and a compact entertainment/study. We handled everything—measured survey, space planning, architect’s drawings, and Building Warrant for a new window formed in existing brickwork.

Inside, we built acoustic-minded partitions, installed oak doors with matching trims, and added custom storage. Services were re-routed cleanly (waste, water, heating) with proper ventilation and new radiators. Electrical works covered first/second fix, protected circuits, and layered LED lighting. The bathroom fit-out included quality sanitaryware, precise tiling, a wet-panel ceiling, and professional sealing—delivered under one contract, on programme, and ready to use.

This project began with a homeowner who already had a clear vision for their new kitchen, along with a pre-selected kitchen design and flooring. Cutwood Joinery were brought in to manage and deliver the full installation, taking the room back to shell and rebuilding it to suit the new layout and specification.

Our role was to handle everything around the kitchen and flooring supply – including strip-out, reboarding and plastering, first- and second-fix electrics and plumbing, precise installation of the new cabinetry, and all finishing joinery.

The result is a clean, contemporary kitchen that integrates perfectly with the rest of the ground floor. While the client’s own kitchen and flooring choices set the look, Cutwood’s all-trades management and attention to detail ensured the installation was completed to a high standard, on programme and ready for the family to enjoy.

This project involved the full transformation of a ground floor living space, centred around the installation of a high-specification shaker-style kitchen in a stylish cashmere matt finish. As part of the wider renovation, we carried out extensive remodelling works across the kitchen, living room, entrance hall, utility area, and downstairs WC. Fully project managed and completed with responsible waste removal, this was a rewarding transformation delivered to a high standard.
