We were appointed as Principal Contractor and Principal Designer for the delivery of a new London site for a well-established and rapidly growing hospitality brand Baked Bird, located on Goodge Street.

We were involved throughout the full project lifecycle, from early design development and architectural services through to planning approval, coordination with building control, and close collaboration with specialist sub-contractors. We were responsible for managing and delivering the complete interior fit-out, ensuring the project was executed to a high standard while aligning with the brand’s identity and operational requirements.

This project represents an exciting collaboration with a brand experiencing strong momentum, and a valuable opportunity to translate a clear creative vision into a physical space within a busy central London setting.

Case Study: Hendon Residential Project

This project transformed a traditional Hendon property into a contemporary home through a full renovation, grey-brick extension, and loft conversion. The client’s brief focused on open-plan living, increased light, and a minimalist aesthetic.

KIM Construction and Development managed the process end to end, from design development and structural surveys to approvals, construction, and final detailing. Works included a striking extension with an open-plan kitchen/dining space, a full three-bedroom renovation, and a loft conversion adding a bedroom, bathroom, and storage.

Despite site and regulatory challenges, close coordination with architects, engineers, and site supervisors ensured delivery with precision. The result is a home that balances architectural vision with craftsmanship, maximising space and value while achieving a refined, modern character.

This recently completed project involved the full refurbishment and extension of a private residential property, transforming it into a spacious five-bedroom family home. Our scope included structural engineering input, comprehensive construction delivery, and on-site coordination. The works required sensitive integration of new structural elements with the existing fabric, alongside extensive internal reconfiguration.

Operating within the constraints of an occupied structure and a tightly phased programme, we managed all phases efficiently while maintaining safety and quality. Upgrades included new bathrooms, a contemporary kitchen, flooring, and bespoke joinery. The result is a high-quality, regulation-compliant home with improved layouts, modern finishes, and seamless integration between old and new.

This was a small-scale but highly detailed transformation, where we were tasked with redesigning and updating the house’s façade. The work included installing stunning mosaic tiles at the entrance, demolishing and rebuilding the front brick wall, and crafting handmade railings and a gate tailored to the client’s vision.

We also incorporated beautiful palm green tiles by the door and laid slate tiles throughout the front garden. As a garden designer, the client will now bring the final touch lush greenery to tie everything together seamlessly.
