Refurbishment and conversion works were undertaken to transform the existing buildings into a fully operational Rough Sleepers Hub. The scope included full internal strip-out, structural alterations, and reconfiguration of layouts to create assessment rooms, support spaces, staff areas, and communal facilities. Works involved new internal partitions, upgraded floors, walls, and ceilings, and the installation of enhanced thermal and acoustic insulation. Mechanical and electrical services were upgraded and coordinated with the new layout. Fire safety, accessibility improvements, and compliance with Building Regulations were integral to the project. The works were delivered in a constrained urban environment through close coordination with the client and design team, resulting in a safe, compliant, and supportive facility for service users and staff.

Enabling and structural preparation works were undertaken as part of an initial refurbishment. Internal finishes were stripped back to allow inspection of the building fabric and timber structure. Lath and plaster ceilings were removed to expose joists and beams, with insulation installed between joists to improve thermal performance. Localised timber repairs were carried out where required. Selected internal walls were opened up to expose and adjust studwork. All works were completed under appropriate health and safety controls, and the property was left safe, stable, and ready for first-fix services and reinstatement works.

Works Undertaken – 20 St John’s Road, Erith

A programme of general refurbishment and redecoration works was undertaken at 20 St John’s Road, Erith, to bring the property back to a clean, safe, and lettable condition. The works included internal redecoration to walls and ceilings, addressing minor surface defects and making good where required. Floor finishes were cleaned and refreshed, with carpets reinstated and checked for condition. Fixtures such as curtain poles, radiators, doors, and ironmongery were inspected and left in good working order.

Communal and circulation areas, including staircases and landings, were cleaned and tidied. The kitchen and bathroom areas were checked, cleaned, and left serviceable.

Externally, the rear garden and patio areas were cleared and tidied, with overgrown vegetation reduced to improve appearance and access. Refuse and recycling areas were organised and left clear.
