One of our most ambitious projects involved converting a disused 18th-century barn for Mr. and Mrs. Adams in Nettleham, Lincolnshire, into a beautiful family home.
The project began with extensive preparatory work, including the demolition of old grain store lean-tos and clearing overgrown shrubs. We stripped the existing roof tiles and structure, removed the old brick and slab floor, and replaced it with reinforced concrete insulated floors. To provide warmth and comfort, we installed underfloor heating topped with liquid flow screed. Ensuring the structural stability of the barn was a key focus—this required us to add new footings inside the barn and construct new block walls, carefully tying them to the original stone walls. The north-side barn wall had to be entirely dismantled, rebuilt using the original stone, and secured on new footings.
To create a functional second floor, we installed engineered floor joists, allowing us to build an upstairs bedroom and en-suite with a galleried landing. An oak staircase was fitted to enhance the rustic charm of the interior. The ground floor features a bedroom with an en-suite and a living area centered around a log burner, creating a cozy, inviting space. The entire barn was raked out and repointed using traditional lime mortar, preserving its historic appearance.
An extension, built in farmhouse-style bricks, added a modern touch while respecting the original design. This included a bright living area, a new kitchen, a utility room, and a downstairs WC, all featuring high vaulted ceilings and Velux roof lights to flood the space with natural light.
The exterior was finished with a front wall capped in blue brick, a reclaimed York stone patio and stepping stones, and a large gravel driveway leading to a newly built double garage. The attention to detail throughout the project, from the structural work to the final finishes, ensured a home that blends traditional character with modern comfort.

Groundworks also presented a significant challenge. With concreting taking place near the existing structure, safety was a top priority. The team erected a sturdy barrier around the site to ensure that both the work crew and the residents were protected. Managing this alongside the limited space on-site required careful planning and coordination.
Another critical aspect of the project was the installation of the large sliding doors in the new kitchen extension. Achieving a precise fit was vital to the success of the overall design. This required close collaboration with the sliding door supplier, spending extra time to ensure the aperture was accurate to within a few millimetres. Getting this right ensured the smooth operation of the doors and helped create the sleek, modern finish the client envisioned.
One particular design element which we were tasked to create was the office/garage door which from the inside did not look like a door but part of the wall. One of the skilled carpenters we work with came up with the perfect solution and everyone was happy with the end result.
Despite these challenges, the project was delivered on time and to a high standard, leaving the clients thrilled with their new space. This case study highlights the expertise and dedication of the team in overcoming obstacles to deliver exceptional results.
