Presence & Co. was appointed to fully refurbish a residential property in Tunbridge Wells, following the end of a long-term tenancy. The project aimed to enhance the living space, improve functionality, and reduce the property’s EPC score, making it more energy-efficient and increasing its rental value. With a budget-conscious approach, we delivered a modernised home with fresh interiors and improved energy efficiency, ensuring it was ready for a new tenancy.

This stunning four-bedroom home was designed and built from the ground up, tailored to our client’s hands-on vision and meticulous design requirements. A true high-end, high-finish project, the property was crafted with a Gothic architectural influence, featuring bespoke detailing, modern functionality, and a seamless blend of indoor and outdoor living.

From the open-plan kitchen to the dark, atmospheric cinema-style living room with LED lighting, every element was designed for a balance of elegance, luxury, and practicality. The property’s secluded location, set on lower land with rolling gardens, ensures unparalleled privacy and tranquillity, creating a hidden retreat away from the road.

Working in collaboration with Dark Projects, we delivered a modern kitchen transformation, a full interior refresh, and enhanced functionality with a new upstairs laundry room, a luxury bathroom renovation and a bespoke dressing room.

Project Overview

As part of Salomons Estate’s master plan to conserve its historical listed assets, the estate embarked on an ambitious project to restore and repurpose its former potting sheds into luxury self-catered holiday lets. The new Garden Cottages were designed to provide high-end accommodation while preserving the original charm and heritage of these 19th-century buildings.

Presence & Co. was responsible for full project management, working alongside Dark Projects to deliver the renovation to the highest standards. Our expertise ensured that the transformation was carried out sympathetically, maintaining the Victorian character of the buildings while incorporating modern comforts and sustainability upgrades.

Presence & Co. was appointed to transform a former courtyard space at One Warwick Park Hotel into a luxury open-plan studio apartment for short-term guest stays. Originally designed for drinks and afternoon tea, the space was repurposed to offer a stylish and comfortable getaway, complete with a private outdoor area.

Scope of Works

Full Interior Fit-Out – The entire apartment was refurbished, ensuring a high-end, modern finish.

New Flooring Installation – Premium flooring was fitted to complement the studio’s contemporary aesthetic.

Bespoke Carpentry & Security Features – Custom cabinetry and locks were installed to maximise storage and enhance security.

Project Overview

Presence & Co. was appointed to renovate an older property in Kent on behalf of the landlord, with the goal of modernising the home and optimising the surrounding land for future development. The project involved a full exterior transformation, interior refurbishment, landscaping, and land division. Upon completion, the property was successfully let by Presence & Co. Estate Agency, securing a strong return on investment for the landlord.

Scope of Works

Exterior Modernisation – The entire outside of the property was upgraded to create a sleek and contemporary look.

Landscaping & Fencing – The garden was fully re-landscaped, with fencing installed to define boundaries and enhance privacy.

Land Sectioning & Development Plot – The property sat on a large plot of land, which was professionally sectioned off to create a separate development site for the client to build a new home

Presence & Co. was appointed to renovate a bungalow in Kent, with the goal of maximising space, modernising the interior, and enhancing functionality. The project included structural modifications, an extension, and a full garden redesign to create a seamless and contemporary living environment.

Scope of Works

Structural Alterations – The existing kitchen was knocked through to form a modern open-plan living and dining area, enhancing space and light.

Bedroom Reconfiguration – The second bedroom was converted into a dressing room, and an en-suite was added to the master bedroom.

Extension Works – A rear extension provided additional living space, incorporating a new living room and a laundry/utility room.

External Enhancements – The garden was extended and landscaped, with a new patio added. A home office was also constructed, creating a dedicated workspace separate from the main house.

Project Overview

Presence & Co. was appointed to transform two historic properties at Salomons Estate – The Old Gatehouse and The Cottage – into high-end holiday accommodations. The Old Gatehouse, originally the estate keeper’s house, had most recently been used as office space for a large company’s marketing division. Meanwhile, The Cottage had been left unused, awaiting a purpose that would complement the estate’s evolving needs.

With Salomons shifting away from office occupation post-pandemic, we were tasked with converting both properties into luxury self-catering stays, creating inviting retreats for guests.
