From clearing all internal stone walls forming beds in the old conservatory, taking up floor, finding main drain, laying new underground drainage with inspection chamber. Building internal timber frame, taking out timber French doors, knocking down front wall, rebuilding front wall incorporating new bi-fold doors. New flat roof, insulation through out, building new en-suite wet room, fitting new glass door to en-suite, oak engineered floor in bedroom, with a tiled floor in en-suite with under floor heating. All internal decorations.

We recently completed a restoration project on a Grade 2* listed building that had been badly damaged by fire. Working closely with the local conservation officer, we performed a variety tasks, including repairs to the floor structure, reinstating the riven lath and lime plaster ceiling, including the intricate lime plaster cornice copied from an original surviving part of the cornice. Lath and lime plastering walls, fitting new hardwood joinery shop front with mouldings copied from surviving examples. Repairs to timber Doric columns and canopy. Replacing inappropriate materials, with materials more appropriate for the age of the building.

I was in contact with Ray Patt between April and October regarding building work on the two bedroomed terraced house I had recently moved into.
The work involved significant alteration to the downstairs of the property including the removal of a load bearing wall, creating and opening in another wall and the repositioning of access to an understairs storage area. The job entailed co-ordination of various skilled workers and agencies: plumber, electrician, carpenters, architects and building control. He was also able to work around other teams carrying out jobs arranged by me including flooring specialists and a stove installer.
From the outset, Ray fully understood our requirements and could see the potential issues in advance and make me aware of them. Throughout the process, Ray was always contactable. I could phone up and discuss matters with him and he was a good listener; on many occasions he would come back to me with a solution having considered a problem raised in a previous conversation.
He and his team were highly professional. They worked very quickly but with an attention to detail that I have found to be quite rare. I am absolutely delighted with the finished results.
Ray was very generous of his time and advice – I feel that through our conversations I have learnt a lot!
An indicator of Ray’s commitment to satisfying the needs of the customer can be seen in his ability to accommodate late changes to plans. Midway through the project I discussed the removal of an in-built log store from the living room: the next day the store was gone, the plug socket re-sited and the wall rebuilt. Ray always kept me up to date with the progress of the work and any changes to the original estimate.
I would recommend Ray Patt to anyone wishing to have any type of building work carried out without any reservation.

Over the last 18 months Ray Patt have carried out several projects for us.
These include:
