Erect 3-storey scaffold per Party Wall Agreements.

2. Groundworks & Utilities

Excavate 1000mm trench footings (subject to inspection).

Install new mains water, power, and 110mm fire-stopped drainage.

Full electrical rewire and boiler installation.

3. Structural Rebuild

Erect 350mm cavity walls and a fibre-cement mansard roof.

Install S355 steelwork and C24 timber joists per Rev B Report.

4. Fire Safety & Fit-Out

Construct 30-min fire-protected stairway with FD30 doors.

Install interlinked LD3 smoke alarms and PAS 24 security joinery.

Build 1-bed dwelling with kitchen (60L/s extract) and 3 bathrooms.

5. Circulation

Install compliant timber staircases for 1st and 2nd-floor access.

A few weeks ago, I hired Smart Designs Constructors to do a central heating system change/fitting on the ground floor of my house and it has become the best decision ever. Such attributes as professionalism and expertise made their work look credible from the beginning. Working closely with us, they offered thoughtful guidance and successfully executed their roles to the highest level of satisfaction. The teamwork was a delight with the personnel looking so cool and quick. Although a few problems surfaced, they promptly provided a quick response that made the delivery of good workmanship mandatory. 5 stars, without hesitation

Smart Designers and Constructors, who recently got through with the installation and remodelling of my bathroom, have exceeded my expectations with their excellent work regarding both convenience and aesthetic issues. Their "A" game and skill were seen in their actions. They, not only, advise thoroughly, but deliver a top-notch bathroom experience. Exquisite execution was displayed as each curve and line was filled in, flawlessly. Despite this, they finished the work within the timeframe and budget, we agreed on it.
