BriefTo extend the property at first floor level over the garage, creating two extra bedrooms and a bathroom. To also change the flat roof elevation to a pitched roof. (The client already had full architect drawings, planning permission and a clear picture of the fixtures, fitting and finishes required). What we didThe first stage involved removing the garage roof and installing the steel work and supporting piers needed to carry the cavity walls. The brickwork then went up and the suspended floor was installed and the roof cut and covered in. The entire extension was watertight before breaking into the main house. The partition walls and new corridor were then built and first fix electrics and plumbing installed. The rooms were then boarded and plastered and underfloor heating laid in the bathroom before the floor could be tiled.New bathroom units were installed and laminate flooring was fitted in the new bedrooms and other rooms in the house.A new central heating system was installed and the hallway was re-skimmed and the 70’s open-back staircase was altered before decorating all the newly created areas.ResultsThis job was scheduled to take three months and despite the additional works required by our client we finished the whole project on time. Our client’s home has been considerably improved to a very high standard and a large master bedroom and luxury bathroom created. The second bedroom became a large home office and the old office became a music room. The market value of the property has also increased significantly.TestimonialWe are writing to thank you for the wonderful extension you built for us. I am sitting at the computer in our new office, level with the treetops, enjoying the bird song and peace. It’s a lovely space. The old office has now become a fully functional music room which has really encouraged the family’s playing - I might even have a go. The bedroom is a haven of calm and cosiness and don’t even get me started on my bathroom – sheer pleasure. The transformation has been stunning for us as a family and I must commend you on the professional and helpful management of the project from start to finish. It would not have been as pleasant without your valuable management skills. It meant a lot to know you would always turn up when you said, work full days and negotiate with us on any rare changes to schedule. We felt consulted at every turnTrue, having a build span the Christmas period is not anyone’s idea of fun but you managed the workload and schedule to so minimise disruption, that for many weeks we barely knew you were there. It was a real relief to leave all in the knowledge that you had anticipated all problems and were always one step ahead. The site was always left tidy; deliveries timed to keep work flowing and your team always punctual, friendly and helpful. Even our neighbours commented on the tidiness and consideration of your workforce. We are very pleased with the high standard of the work and are happy to recommend you to anyone considering a build and we will certainly look to you if we have any future work.Andrew and Julie
BriefTo design, gain planning approval and build an extension to create a first bathroom. Other associated work to include the installation of a new boiler and bathroom suit and to tile, lay flooring and decorate. What We DidWorking closely with our client we designed the exact size and layout of the extension, producing drawings and gaining relevant permissions. The first task involved re-routing existing pipework and cabling and ensuring safety regulations were met.Scaffolding was erected to enable access to the roof and this was then stripped before the floor was installed and the dorma walls built. After knocking through into the existing house we ensured all areas were watertight before fitting the first fix electrics and new boiler. We created the openings, plastered and fixed skirting and doors before making alterations to the ceilings in the existing bedrooms. A major part of this project was the installation of a high-end bathroom suit and floor to ceiling tiling.ResultsThe result was a brand new luxury bathroom featuring a bath, separate shower and counter top basin. The new, efficient boiler gave much improved central heating and hot water and the extension also created an extra room on the ground floor. As a result, the exterior has been improved and the value of the property increased.TestimonialATJ Building & Groundwork came highly recommended via a local business group. I was very pleased with the loft conversion and the finish of the bathroom. I had no hesitation in asking them to complete further work required in my cloakroom and more recently, fitting a new porch. From the first consultation they were in tune with my design ideas and drawing from their years of experience offered design advice, and suggestions where money could be saved. I was given extensive choices regarding materials and was consulted at every point of the build.Subcontractors were arranged and managed by ATJ Building & Groundwork so that they oversaw the quality, timing and finish of the job at hand. Buildin Regulations were strictly adhered to, with certificates issued where necessary. This assurance is priceless, and should I wish to sell my house in the future, I am confident that all the necessary certificates and quality of work should pass the most rigorous of surveying One hears of so many tales of poor workmanship and abandoned work, so it is a great reassurance that ATJ Building & Groundwork remain contactable and responsive to remaining queries or snagging. As such, have had no hesitation in using them again and recommending them to friends and family.Yours SincerelyLin
We are currently working on a Garage rear side extention and loft conversion to a 3 bedroom bungalow when complete it will have 5 bedrooms 2 family bathrooms and en-suit.
This is a local Conversion of the Latermer & Crick Granary where the task was to remove the whole side of the building to created secure paking. This was done is 3 sections each section was propped from the ground floor to the roof using needles and banks of acrows. The supporting section of wall was then demolished new footings for the steel stauchings dug and laid and steels installed. Then the brickwork patched back in and pinned with slate. This process was repeated 3 times.
