This project was a standard Dormer loft conversion. The dormer is the full width of the house, which although is maybe less aesthetically pleasing than some other forms of loft, it does allow for a lot more usable space on the inside. As a result, we were able to fit 2 good sized bedrooms with a spacious shower room.
As per our clients' request, we used a warm deck roof system which adds a lot more U-value to the home. This is achieved by laying the insulation over the top of the flat roof joists. They also had LED spot lights installed, which use only 25%-30% of the energy and last 15-25 times longer than traditional bulbs.

And when there were small hiccups (as one would expect with any project of this magnitude), their responses in resolving such problems were very impressive. This family bought their new home with the intention of completely overhauling it. The renovation was to include new windows, a loft conversion with a master bedroom and en-suite, and a single storey extension to the rear of the house.
As it was a large job, it was built in stages starting with the loft conversion. This required a temporary roof as it was a double hip to gable conversion, so most of the roof had to be taken off. We re-used the original roof tiles to help save the customer money. We also painted the entire loft ready for them to carpet and move up.
The next stage was to start the extension and renovation of the entire house. While the groundwork and brickwork was being done outside, we renovated the first floor so that the customer could have back the whole upstairs of their house, so then we could carry on while they continued to habitate the property. As they have 4 children moving out temporarily would be difficult, so this was by far the most convenient option for the family. The works included re plastering every wall and ceiling and replacing all the skirting, architraves and doors, and re-tiling with new suites in 2 bathrooms.
The new extension was then ready for its new roof which consisted of 4 big Velux windows which would allow extra light into the new kitchen. The downstairs was a horseshoe type open plan design and again, everything was completely renewed. Bi-folding doors lead out to the garden which we have landscaped for the customer as they didn’t like the fact their garden had a huge slope from left to right, so while the digger was there digging the footings they asked us to level out the garden, ready for top soil and turf, which they would do later on, and build a retaining wall for a patio, which they would also do later on.
We completely re-wired all the electrics in the house and installed a brand new heating system with brand new pipes and radiators throughout, including a boiler and megaflow. Other than the structural walls and floors this is a brand new house.

This loft conversion is made up of 2 pitched roof dormers, allowing for a spacious master bedroom with a wet room style en-suite. The steels for this job were very long and heavy, so we had to use a crane to move them. With good logistics and organisation this wasn't a problem.
There was also a small pediment roof at the front which we converted into a small bean bag area to help make the room feel bigger. This space also has doors leading into a storage area.
We then tiled the wet-room and installed the suite and fittings, including an electric underfloor heating system. We installed new skirtings, architraves and doors left ready for the client to paint. New fire doors had to be fitted to all habitable rooms to meet fire regulations.

A point we were very much aware of and important to specify is; the punctuality and attendance of Jordan and his Team arriving every day at 8:00 to ensure the quoted 4 week project progressed as planned, and it certainly did which we were very thankful for.
