Conversion of a conservatory into on-suite bedroom.

We recently converted a conservatory into an en-suite bedroom. We worked from concept to conpletion on this project. From clearing all internal stone walls forming beds in the old conservatory, taking up floor, finding main drain, laying new underground drainage with inspection chamber. Building internal timber frame, taking out timber French doors, knocking down front wall, rebuilding front wall incorporating new bi-fold doors. New flat roof, insulation through out, building new en-suite wet room, fitting new glass door to en-suite, oak engineered floor in bedroom, with a tiled floor in en-suite with under floor heating. All internal decorations.

Restoration of a Grade 2* listed property damaged by fire.

Testimonial for Ray Patt, builder I was in contact with Ray Patt between April and October regarding building work on the two bedroomed terraced house I had recently moved into. The work involved significant alteration to the downstairs of the property including the removal of a load bearing wall, creating and opening in another wall and the repositioning of access to an understairs storage area. The job entailed co-ordination of various skilled workers and agencies: plumber, electrician, carpenters, architects and building control. He was also able to work around other teams carrying out jobs arranged by me including flooring specialists and a stove installer. From the outset, Ray fully understood our requirements and could see the potential issues in advance and make me aware of them. Throughout the process, Ray was always contactable. I could phone up and discuss matters with him and he was a good listener; on many occasions he would come back to me with a solution having considered a problem raised in a previous conversation. He and his team were highly professional. They worked very quickly but with an attention to detail that I have found to be quite rare. I am absolutely delighted with the finished results. Ray was very generous of his time and advice – I feel that through our conversations I have learnt a lot! An indicator of Ray’s commitment to satisfying the needs of the customer can be seen in his ability to accommodate late changes to plans. Midway through the project I discussed the removal of an in-built log store from the living room: the next day the store was gone, the plug socket re-sited and the wall rebuilt. Ray always kept me up to date with the progress of the work and any changes to the original estimate. Dear Sir, To whom it might concern. Testimonial for Ray Patt Builders & Decorators I write to acknowledge the excellent workmanship of Ray Patt at our newly purchased historic house in Devon. Over the last 18 months Ray Patt have carried out several projects for us. These include: ?complete external and internal decorations ?areas of lime and cob rendering ?areas of re-inforced rendering around flues and chimney breasts, ?including re-?pointing, new lead works, soakers and flashings ?new metal roofing and joists to our extensive garage, including removals of historic ?asbestos roofing ?preparatory works and blockwork at jambs for our new garage door ?replacement of rotten timber lintels, installation of new, and associated re-?rendering For a small firm they have displayed a great knowledge of historic buildings and, in addition, modern methods of construction. They have always been there and on time, and also on budget. Clean, tidy and technically helpful. For this summer I have retained them to completely replace my annex roof currently covered in asbestos cement tiles with a new covering of Brasilian slate, new leads, insulation, etc. I thoroughly recommend them.
