Swallow Hill Homes specialise in barn conversions and listed buildings, we normally undertake between 3 and 6 conversions per year. From our extensive experience we have come across most of the complexities of old buildings and particularly barns.
We normally start with a completely run down set of agricultural buildings, normally grade 2 listed, using our AutoCad systems we design a scheme which will work for the buildings occupants, the building and the local conservation officers & planners. having gained planning permission we put together a building regulations submission and start work on the building. Energy efficiency is key and we will discuss with you your needs, requirements and take into account your views. Depending on the location of the site getting new utility supplies under way is critical as they can run on very long lead times, drainage may be off sight so we deal with the environment agency and have installed waste treatment plants and tertiary treatment systems.
Before commencing work on site risk assesments are completed and facilities put in for Health and saftey evaluations, A health and safety manual must be completed. The project will come under the construction design and management regulations 2008 which we are trained in ensuring the project passes without incident and provides a safe environment for the final occupants.
All the above work is handled in house giving you a quick turnaround, experience and its all included in the price.
Once the site is established we will bring our team in with help from our trusted outside contractors as and when required. We have worked with the same team of people for a long time who know how we work. You will be informed in advance of the cost implications of your discussions and we will let you know when you need to make decisions on before it effects the schedule.
We have installed many technologies like mechanical ventilation systems, home networks, underfloor heating, all plumbing, electrics, and underfloor heating is all installed by our own team which reduces your cost and means the build progresses at pace.
A normal large 4 bedroom barn conversion will take about 5 months from start to finish by the build team.
We work principally in Nottinghamshire & Derbyshire but have been as far as Cheshire in the past.
