Summary

Lumina building are a small team of experienced, time-served and fully qualified tradesmen who have worked in the building industry for over 25 years. We can provide building, plastering and rendering services of the highest standard for both commercial and domestic clients.

We are based in Milton Keynes and carry out the majority of our work in Buckinghamshire, Northamptonshire and Bedfordshire, however we also travel further afield; we recently carried out a full refurbishment to a 3-bedroom property in Croydon. We have also completed a number of extensions, plastering and rendering jobs more locally.

Our manager Peter visits the site for all jobs that we do. His years of experience allow him to offer ideas and solutions to for any building or renovation project that the client may have in mind. Our cost planning team will provide a free written quotation within 5-10 days following a site visit.

Extension in Milton Keynes

Single-storey rear extension (3.3m x 9m) with pitched roof, skylights and bi-fold door to garden.

The services we carried out for this project were: liasing with building control and obtaining drawings/plans from a structural engineer. Digging and installation of the foundations and installing a new draining system. Removing soil and waste from the site. Block and brick extensions. Installing a new roof, PVC windows, bi-fold doors and skylights. Internal steels above the new opening in the kitchen. Electrics and underfloor heating. Moving the water supply and adjusting the drains. Screeding and plastering.

All materials included, apart from bi-fold doors, skylights and electric matting provided by client.

Single Storey Kitchen Extension, Salford, Bedfordshire

Description: Our client wanted to extend her kitchen to include a family area. In order to achieve this, We demolished the existing cold roof structure and replaced it with a new, larger extension with warm roof and roof light.

The services included in this project were: fitting steel beams to the new opening between the existing kitchen and the new extension. Full plastering, internal joinery, new electrics and new radiators.

First storey extension over garage, Milton Keynes

First floor extension over garage to increase size of two existing bedrooms.

This project involved building brick piers in the garage, liasing with building control, an architect and a structural engineer and supplying and fitting two steel beams and bolt on site. We cut away the garage roof to eaves (to save the roof tiles), and installed a new roof. The extension was timber-frames with a brick exterior, with two new triple glazed windows. We added new floor joists and a moisture-resistant flooring above them. We installed the electrics and four new radiators, re-insulated the existing bedrooms and boarded and plastered throughout the extension (including the garage ceiling). Finally, there was new fascias and guttering to the extension and the front of the house.
