New Leaf Property Development and Maintenance were regional winners of the Kitchen or Bathroom Project category at the FMB Midland Master Builder Awards 2017.

They took home the award for a wonderful new kitchen extension as part of the renovation of a Grade II listed cottage in the Cotswolds. Not only was the build itself excellent, but New Leaf showed outstanding customer service, installing a temporary lift for their client who had mobility issues after unfortunately suffering a stroke. About Us

New Leaf Property Development and Maintenance Ltd are an award-winning construction firm based in Chippenham, Wiltshire. We offer a bespoke service for all your general building and property maintenance needs, ranging from small home fixings to large scale extensions and renovations.

New Leaf are a local, family run business. Our Company Director Simon Capp is responsible for project management and all aspects of construction whilst Company Secretary Nikki Capp takes care of the day to day administration of the firm. Another valued member of the family team is Simon’s brother, Matthew Capp, who assists in day to day site management and client liaison.

Simon is a Master Carpenter by trade with over 15 years of skilled experience, and was employed by a large local company before incorporating New Leaf. This experience gained during this time translates to a wealth of knowledge on anything from small scale renovations to large developments and extensions to Listed Buildings. He personally site manages many projects, including several large local builds and renovations.

Nikki is an experienced Property and Land Lawyer with over 10 years practising locally. This has proven a great help in dealing with matters of permissions, land disputes, construction restrictions in property Deeds and also building Contracts

Matthew, like Simon, is also a highly skilled Carpenter and Joiner, who has worked for a high-end bespoke kitchen manufacturer in the past, as well as a general building firm.

Since incorporation in 2009, New Leaf have won some really remarkable Contracts and have been nominated by clients under the Federation of Master Builders Award Scheme for their efforts. Most recently we received a nomination for Best Small Renovation and won the award in the Regional South West category for Kitchen Of The Year in the 2015 Master Builder awards.

Case Studies


Cottage Renovation, Castle Combe - Winner of Kitchen or Bathroom Project at the FMB Midland Master Builder Awards 2017


New Leaf completed the extensive renovation of a Grade II listed cottage in Castle Combe, the Cotswolds. The old building presented quite a few challenges, including the low ceilings, winding narrow stairs and limited access. We overcame these, however, to add a loft conversion, dormer window installation, new bathroom and new kitchen extension.

We transformed the loft into a bedroom with en-suite, using original Elm floorboards. The key feature is the kitchen. Due to the house backing on to a slope, we had to dig out a substantial area to build the extension. The kitchen has a wooden glazed screen and bi-folding doors to create open, light space.

We had to be sympathetic in our build and use of materials as the location was within an Area of Outstanding Natural Beauty.

The kitchen of this project won best Kitchen or Bathroom Project at the FMB Midland Master Builder Awards 2017. Read more about the Midland & South West awards here.


Greenhouse & Shed


We constructed this new greenhouse and refurbished the existing shed, as well as performing some landscaping and putting up a garden fence at the rear.
